Shanahan - Pole Yard URDFrom:Erin ShanahanTo:Agenda Subject:Pole Yard URDDate:Tuesday, November 10, 2020 12:16:56 AM City Commissioners,In accord with the Board of Health recommendations, I urge you to reject the proposal to create the Pole Yard URD for the following reasons including but not limited to: 1. the contaminated soils remain on the National Priorities List and are therefore still unsafe for development, 2. the site continues to leach contaminants into groundwater, 3. traffic from this URD would exacerbate the already increased and continually increasing traffic in the NE neighborhood, 4. the railroad crossing is not grade-separated which is a safety hazard, 5. Front Street has already been listed as a pedestrian-only trail and should not now be changed to a developed road as necessary for the infrastructure of this URD, 6. doubtfully the tax revenue gained from the development of this URD will offset the cost to the city and therefore its citizens, 7. the Board to administer the URD is comprised solely of City staff and not a single member of the general public yet this will greatly impact citizens who reside in the NE neighborhood but they have no say. We are already being impacted by continued development. It is making Bozeman less hospitable to those who have resided here for a long time with the NE neighborhood taking the brunt of in-fill development. While new comers may still find it quaint, it has gone from a nice town to an expensive small city. The average state income is $29,000 but in Bozeman, the average home price is $575,000. It doesn’t pencil out. How many of the Commissioners live in the NE neighborhood close to this site? Likely not a single one. Do not allow this to proceed. Erin ShanahanNE neighborhood home owner
