MONTANA HISTORIC PROPERTY RECORD PAGE 2 Architectural Description Property Name: 808 W BABCOCK ST Site Number: 040 ARCHITECTURAL DESCRIPTION Architectural Style: Craftsman If Other, specify: Property Type: Residential Specific Property Type: Residential Architect: Unknown Architectural Firm/City/State: Unknown Builder/Contractor: Unknown Company/City/State: Unknown Source of Information: N/A This property consists of two historical architectural features: a house built in 1926, and a detached garage built in 1956. The house is a wood-framed 1.5-story structure with characteristics of the Craftsman style. It has a rectangular plan shape, with a concrete foundation. The roof is front gabled with asphalt shingles. A front porch projecting from the front façade is covered by a a shed roof, also clad in asphalt shingles. A red brick chimney is seen protruding from the center of the roof. The exterior walls are clad in asbestos shingles, and the peak of the gable has decorative vertical wood panels with a scalloped detail. The primary façade faces north, onto W. Babcock St. The primary entrance is off centered on the western end of the north façade. The front porch is enclosed by a low wood-sided wall, and is accessed by side steps on the east side of the porch. The porch steps and porch deck are carpeted, and square wood pillars hold up the porch roof. Most of the original windows have been replaced, but the openings are intact. Basement windows are visible at the base of the west and east elevations. Window styles include a fixed window to the east and west of the primary entrance, and double hung and sliding windows on the east and west elevations. The window in the eve of the front gable of the upper half story appears to be a sliding window as well. A detached garage sits at the end of the concrete driveway to the west of the house. It has a front gabled roof, and the exterior walls are also clad in asbestos shingles like the house. The primary façade faces north as well, and has wood French style barn doors. The site is well maintained. Vegetation around the property includes large mature coniferous trees along the eastern border of the property, a large mature deciduous tree to the north of house, and mature deciduous trees along the western border and to the south of the house in the backyard. The property was first recorded in August 1984 by James R. McDonald Architects. At that time, the property was considered an “neutral element within a potential historic district…[and] The historic integrity of this property has been retained due to the survival of original materials and continuity of use, setting, and location.” The site is in good condition overall and while the windows have been replaced, Metcalf finds it retains sufficient integrity to convey historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 808 W BABCOCK ST Site Number: 040 HISTORY OF PROPERTY This site is part of an area that was platted as the Park Addition by Nelson Story, John S. Dickerson, and Water Cooper on May 19, 1883. The Bozeman City Council vacated part of the tract on April 21, 1892. Louis F. and Amanda A. Menage, of Hennepin County, Minnesota surveyed and platted the West Park Addition to Bozeman on May 14, 1892. This residence was built between 1912 and 1927, possibly in 1924 (Sanborn Map Company Sept 1912, Sept 1927). Prior to the construction of this residence, there was a corral and large shed on the property. The 1927 Sanborn map shows three buildings on the property: the residence, a small garage behind the residence, and a large garage towards the rear of the property on the alley (Sanborn Map Company Sept 1927). Albert H. Miller purchased the property on March 30, 1900 from the Victoria Land Company. Albert H. Miller was a farmer (R. L. Polk & Co, 1902). By 1906, Albert Miller had moved to Los Angeles, California (R. L. Polk & Co 1906). Ernest Nosworthy purchased the property from Albert Miller on June 2, 1909. Ernest Nosworthy was born in Lancashire, England in 1864. He immigrated to the United States in 1889 and married Helen Peters in c. 1891. Ernest was a traveling salesman and spent time in Montana, but had his primary residence in Denver, Colorado. Ernest and Helen never lived in this residence, but used it as an income property. Helen Peters Nosworthy was born in 1851 in Baltimore, Maryland and has a minor claim to fame as having been responsible for giving the Ouija board its name according to the Talking Board Historical Society. She was also an early stockholder in the Ouija board company. A year after the Ouija board’s introduction in 1890, she married Ernest Nosworthy (tbhs.org no date). Ernest died in 1937 and Helen died in 1940. They were buried together in Denver, Colorado (Findagrave.com 2004). Helen Nosworthy sold the property to Dorothy E. Burke on June 12, 1939. Burke sold the property within the month to Frederick R. and Evelyn Hellerick who used this as an income property. Frederick “Fred” Rudolph Hellerick was born in 1887 in Waterloo, Nebraska to Frederick and Evelyn Hellerick (Ancestry.com 2017). Frederick came to Bozeman in the early 1930s. Evelyn Richards was born in Valentine, Nebraska to Edward and Elma Richards. She attended business college in Omaha. She married Fred Hellerick in 1932 in Bozeman. Evelyn worked at the Rolfe and Wood Auto Dealership from 1947 to 1957. Fred died in 1945 in Bozeman. Evelyn then moved to Albuquerque, New Mexico and later to Aurora, Colorado (The Billings Gazette 14 September 1982). Carthy C. and Henrietta V. Bridges purchased the property on November 1, 1944. Carthy Bridges was born in 1903 in Clinton, Missouri to Linwood and Maude Bridges (Ancestry.com 2001). He married Henrietta Lindahl in 1925 (Ancestry.com 2016). Henrietta was born in 1904, in Bozeman, to Earnest and Martha Lindahl. Carthy and Henrietta Bridges owned and operated the Donaldson Bakery for about six years in Bozeman. Carthy was a sheet metal worker while living at this residence. Carthy died here in 1948 (Ancestry.com 2001). The property was then transferred to his wife, Henrietta V. Bridges and their daughter, Shirley Bridges Payne. Henrietta died in 1985 (Findagrave.com 2004). Gerald H. and Carole L. Ryder purchased the property on February 20, 1974. They owned the property for a short time, selling to Robert L. Hawks on May 30, 1975. Hawks sold the property to Larry J. Coats on September 10, 1976. Ervin D. Hintzpeter Jr. and M. David Maichel purchased the property on December 14, 1977. William G. and Cheryl S. Roller purchased the property on January 5, 1978. Dennis and Sally M. Heinzmann purchased the property on August 28, 1979. Various other people owned the property since 1979. William and Jean Conover are the current property owners as of April 2020. Table 1. MONTANA HISTORIC PROPERTY RECORD PAGE 7 Statement of Significance Property Name: 808 W BABCOCK ST Site Number: 040 NATIONAL REGISTER OF HISTORIC PLACES NRHP Listing Date: NRHP Eligibility: Yes No Individually Contributing to Historic District Noncontributing to Historic District NRHP Criteria: A B C D Area of Significance: Period of Significance: STATEMENT OF SIGNIFICANCE The property was first recorded in 1984 by James R. McDonald Architects. At that time, the property was considered a “neutral element within a potential historic district.” There appear to be no changes since this previous survey. The site is in good condition and Metcalf finds it retains integrity. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. The site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey its historic association with the Progressive Phase of Bozeman’s development, representative of a transitional period in residential design influenced by Progressive ideology (RTI 2008). Metcalf recommends further research be conducted regarding Bozeman’s 1892 Wet Park Addition in order to evaluate district potential. MONTANA HISTORIC PROPERTY RECORD PAGE 8 Integrity Property Name: 808 W BABCOCK ST Site Number: 040 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The site is in good condition, overall. It retains integrity of location, design, setting, workmanship, and association. Replacement of original windows and the application of asbestos siding in the mid-century have affected integrity of materials and, to some extent, feeling.
