The property at 109 S. 8th Avenue, Bozeman, Montana, consists of two historic architectural features: a house and a garage. A modern gambrel-roofed shed is at the back of the lot. Feature 1 is a wood-framed, single-story, front- gabled residence built in 1917 in the minimal Craftsman architectural style. It has a rectangular footprint, and is oriented with the primary elevation facing east. The foundation is poured concrete and basement windows on the north and south elevations are within the foundation. The exterior of the house is clad in horizontal vinyl siding, with the gables clad with vertical board-and-batten siding. The roof is covered with asphalt shingles. The overhang of the gable roof has several simple brackets typical of Craftsman ornament. A red brick chimney is visible above the west end center of the roof. The primary façade is the east elevation, with the main entry above-grade accessed by concrete steps with metal railings. This entry is set just north of center on the façade. The original porch, typical of Craftsman architectural design, spanned the front elevation, and has been enclosed. The entry door has a narrow four stacked-lite fixed panel to the south, and two large picture windows are set one on each side of the doorway. Most of the windows on all elevations have been replaced with modern windows, largely set within the original openings. Feature 2 is to the rear (west) of the house, with its primary elevation facing south. This feature is a detached garage, repurposed as a residential apartment. It is a single-story, wood-frame, front-gabled structure, with clapboard siding. The roof has a shallow pitch and the original rafter-tails are visible. The footprint is rectangular and the foundation is poured concrete. A front door has been placed at the east end of the primary elevation, and a rough, shed-roofed overhang spans the building above the door and the large picture windows. In the gable peak are four original small leaded-glass windows. At the rear of the property, are several structures. A free-standing carport is adjacent to the west elevation, limiting visibility of the rear of the house itself. A modern gambrel-roof, wooden storage shed opens to the driveway that fills the yard. The site was originally recorded by James R. McDonald in 1984. McDonald concluded that the structure “qualifies as a contributing element within a potential historic district due to its association with the residential aspect of the Progressive Phase of Bozeman’s historical/architectural development;” however, he also claimed loss of integrity. Metcalf finds the site retains sufficient integrity to convey historic character and associations with the Progressive Phase.

HISTORY OF PROPERTY This site is part of an area that was platted as the Park Addition by Nelson Story, John S. Dickerson, and Water Cooper on May 19, 1883. The Bozeman City Council vacated part of the tract on April 21, 1892. Louis F. and Amanda A. Menage, of Hennepin County, Minnesota surveyed and platted the West Park Addition to Bozeman on May 14, 1892.
This residence was built between 1912 and 1927, possibly 1917.Between 1904 and 1912, a small shed had been on the property (Sanborn Map Company Jan 1904, Sep 1912, Sep 1927). Albert H. Miller purchased the property on March 30, 1900 from the Victoria Land Company. Albert H. Miller was a farmer (R. L. Polk & Co 1902). By 1906, Albert Miller had moved to Los Angeles, California (R. L. Polk & Co 1906). Ernest Nosworthy purchased the property from Albert Miller on June 2, 1909. Ernest Nosworthy was born in Lancashire, England in
1864. He immigrated to the United States in 1889 and married Helen Peters in c. 1891. Ernest was a traveling salesman, spent time in Montana, but had his primary residence in Denver, Colorado. Ernest and Helen never lived in this residence; they used it as an investment property. Helen Peters Nosworthy was born on September 19, 1851 in Baltimore, Maryland. She was of minor note, historically, as having been responsible for giving the Ouija board its name, according to the Talking Board Historical Society.
Helen’s brother-in-law, Elijah Bond, was the person who patented the board. He asked Helen, a known physic medium, to name the board. Helen asked the board what it wanted to be called, and it spelled out O-U-I-J-A. Helen became known as the “Mother” of the Ouija board. Helen was also an early stockholder in the Ouija board company. A year after the Ouija board’s introduction in 1890, she married Ernest Nosworthy (tbhs.org, no date). Ernest died in 1937 and Helen died in 1940. They are buried together in Denver, Colorado (Findagrave.com 2004).
Helen Nosworthy sold the property to Dorothy E. Burke on June 12, 1939. Burke sold the property within the month to Frederick R. and Evelyn Hellerick who used this as an income property. Frederick Rudolph Hellerick was born in 1887, in Waterloo, Nebraska to Frederick and Evelyn Hellerick (Ancestry.com 2017). Frederick came to Bozeman, Montana in the early 1930s. Evelyn Richards was born in Valentine, Nebraska to Edward and Elma Richards. She attended business college in Omaha, NE. She married Fred Hellerick
in 1932 in Bozeman, MT. Evelyn worked at the Rolfe and Wood Auto Dealership from 1947 to 1957. Fred died in 1945 in Bozeman, MT. Helen then moved to Albuquerque, New Mexico. At the end of her life she lived in Aurora, Colorado (The Billings Gazette 14
September 1982). George A. and Delia P. Woolley purchased the property on November 13, 1944. They lived in this residence from approximately 1935 to 1948 when they sold the property (R. L. Polk & Co. 1935, 1940, 1942, 1947).
George E. and Vera L. Hoadley purchased the property on May 3, 1948 for their use as a residence (R. L. Polk & Co. 1950, 1958).
George “Ernest” Hoadley was born on November 8, 1915 in Bozeman, MT to Ernest and Fannie Hoadley (Ancestry.com 2017). He attended the Fowler School and Gallatin County High School. He worked for City Dye Works. Ernest married Vera Williams in
Evanston, Wyoming on July 25, 1941. Vera Leone Williams was born in Billings, MT on January 12, 1915 to Harley and Mabel Friend Williams. She attended school in Evanston, WY and graduated from the University of Wyoming. Vera taught school in
Meeteetse, WY, then moved to Belgrade, MT and taught Home Economics for three years. George served for 2½ years in the Army during the Second World War in the Medical Corps as an X-ray technician. He had a gas station on the corner of Mendenhall Street
and Tracy Avenue in June of 1945 called Hoadley’s Standard Service Station (The Billings Gazette 9 August 1996). This gas station was demolished in April of 2020. Vera managed the books for the Hoadley’s Standard Service Station (The Billings Gazette 13 July
1998).
John R. Tamminga and Philip J. Tamminga purchased this property on August 20, 1985. Brock and Maria Albin purchased the property on May 8, 1998 and Brock Albin is the current owner as of April 2020.

McDonald in 1984. McDonald concluded that the structure “qualifies as a contributing element within a potential historic district due to its association with the residential aspect of the Progressive Phase of Bozeman’s historical/architectural development;” however, he also claimed loss of integrity. Metcalf finds the site retains sufficient integrity to convey historic character and associations with the Progressive Phase. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria form inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey association with the Progressive Phase of Bozeman’s development, representative of a transitional period in residential design influenced by Progressive ideology (RTI 2008). Metcalf recommends further research be conducted regarding Bozeman’s West Park Addition in order to evaluate district potential.

Integrity

INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The site is in good condition, overall, despite a certain amount of deterioration to paint and guttering. The major alteration to the property was the enclosing of the original porch, and this, with the replacement of the original siding and windows affects the aspects of materials, workmanship, and feeling. The aspects of design, setting, and association are retained. On Feature 2, the changes to the south elevation include replacement of the original garage door with windows, which affects the aspect of feeling. The aspects of location, design, setting, materials, workmanship, and association are retained. At the time McDonald originally recorded the property, he concluded “historic integrity of this property has not been retained due to change in original materials.” Metcalf does not concur. Metcalf finds the site to retain sufficient integrity to convey its historic character.
