Originally built as a residence around 1902, the site is used currently for commercial purposes. It occupies a corner lot, bounded on the east by S. 8th Avenue, and on the north by W. Babcock St. The building footprint is irregular due to alterations over the years, but essentially rectangular in its proportions. The foundation under the original structure is not visible, but the foundations supporting the additions are poured concrete. The roof is a nested gable roof clad in asphalt shingles. A hipped-roof porch wraps around the northeast corner. The structure is clad with horizontal wood siding and the gables have scalloped wood shingles. The primary façade faces north, and the entry is set diagonally with a sidewalk from the north-east corner of the property. The entry is within an open porch which wraps the northeast corner of the primary elevation and has a hipped roof, with a gable roof above the steps from the sidewalk. This porch was added after James R. McDonald recorded the property in 1984. At the top of the hipped roof is a flat balustraded balcony, accessed from one of the two windows on the upper story. The balustrade is wood, with square posts. At the west end of the north elevation is a projecting lower, nested gable with a three-sided bay containing three large fixed-lite windows, one to each side, and a small window in the gable peak. A shed roofed lean-to addition is at the extreme west end of the north elevation. This addition has a recessed porch covering a secondary entry door and two modern one-over-one lite double-hung windows. To the west of the recessed porch, the addition has modern one-over-one-lite double-hung windows as well, which look onto the concrete driveway. The east elevation contains the front door covered by the porch roof and flanked with one-over-one-lite double-hung windows, set near the corner building. The two large, fixed-lite windows with transoms of leaded glass, and another double-hung sash window, and a small window near the south corner appear to be original. The building houses small residential units in addition to the law offices in the main part. The south elevation has several separate secondary entrances. Between two doors on the east end is a poured concrete dividing wall with wooden railings. A shed-roofed addition extends past the corner of the original structure at the southwest corner of the south elevation, and contains an entry door on the east-facing wall and two one-over-one lite windows on the south wall. A raised patio has several sections that allow access from the different doorways. The original rear door has a small gable-roofed projection above it. Two mis-matched windows are between the two south-facing doors. An upstairs window within an original opening is below a louvered vent in the gable peak. The west elevation was not easily visible from the right-of-way, but has several shed-roofed additions, and a gable-roofed dormer at the mid-section. The property was first recorded by James R. McDonald in 1984, at which time he concluded it “qualifies as a contributing element within a potential historic district due to its association with the residential aspect of the Civic Phase of Bozeman’s historic/architectural development.” Alterations including the wrap-around porch and west elevation additions occurred after this assessment was made. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 103 S 8TH AVE Site Number: 032 HISTORY OF PROPERTY This site is part of an area that was platted as the Park Addition by Nelson Story, John S. Dickerson, and Walter Cooper on May 19, 1883. The Bozeman City Council vacated part of the tract on April 21, 1892. Louis F. and Amanda A. Menage, of Hennepin County, Minnesota surveyed and platted the West Park Addition to Bozeman on May 14, 1892. This residence was constructed by Albert H. Miller between 1900 and 1902, based on examination of Sanborn maps, Polk Directories, and Gallatin County Deed Records. Albert H. Miller purchased the property on March 30, 1900 from the Victoria Land Company. Albert H. Miller was a farmer (R. L. Polk & Co 1902). The front porch was expanded, and the back porch added, between 1904 and 1912 (Sanborn Map Company Jan 1904 Sept 1912). The residence had two units at that time. By 1906, Albert Miller had moved to Los Angeles, California (R. L. Polk & Co 1906). Ernest Nosworthy purchased the property from Albert Miller on June 2, 1909. Ernest Nosworthy was born in Lancashire, England in 1864. He immigrated to the United States in 1889 and married Helen Peters around 1891. Ernest was a traveling salesman and spent time in Montana, but had his primary residence was in Denver, Colorado. Ernest and Helen never lived in this residence, but used it as an income generating property. Helen Peters Nosworthy, born in 1851 in Baltimore, Maryland, does have claim to minor fame. She was responsible for giving the Ouija board its name according to the Talking Board Historical Society. Helen’s brother-in-law, Elijah Bond, was the person who patented the board. He asked Helen, a known physic medium, to name the board. Helen asked the board what it wanted to be called, and it spelled out O-U-I-J-A. Helen became known as the “Mother” of the Ouija board. She was also an early stockholder in the Ouija board company. A year after the Ouija board’s introduction in 1890, she married Ernest Nosworthy (tbhs.org, no date). Ernest died in 1937 and Helen died in 1940. They are buried together in Denver, Colorado (Findagrave.com 2004). Helen Nosworthy sold the property to Dorothy E. Burke on June 12, 1939. Burke sold the property within the month to Frederick R. and Evelyn Hellerick who used this as an income property. Frederick “Fred” Rudolph Hellerick was born in 1887 in Waterloo, Nebraska to Frederick and Evelyn Hellerick (Ancestry.com 2017). Frederick came to Bozeman, Montana in the early 1930s. Evelyn Richards was born in Valentine, Nebraska to Edward and Elma Richards. She attended business college in Omaha, Nebraska. She married Fred Hellerick in 1932 in Bozeman, MT. Evelyn worked at the Rolfe and Wood Auto Dealership from 1947 to 1957. Fred died in 1945 in Bozeman, MT. Evelyn then moved to Albuquerque, New Mexico. At the end of her life she lived in Aurora, Colorado (The Billings Gazette 14 September 1982). Elizabeth Ann Tschache purchased the property on November 2, 1944. Elizabeth and her husband Junior lived in this residence for many years (R. L. Polk & Co 1950, 1959). Elizabeth “Goldie” Goldhahn was born in 1916 in Geraldine, Montana to John and Rose Goldhahn (Ancestry.com 2001). Junior Tschache was born in 1917 in Fort Benton, MT to Maude and Otto Tschache. He graduated from Chouteau County High School in 1935. Junior W. Tschache married Goldie in 1939 and they moved to Bozeman, Montana that same year. Junior and Goldie, along with Junior’s brother, owned and operated the Coast to Coast hardware store in downtown Bozeman for 30 years. Junior and Goldie had many business pursuits within Bozeman, but they are best known for real estate development along the North 7th and North 19th Avenue corridors in Bozeman (Great Falls Tribune 24 February 2009). They were instrumental in arranging the 19th Avenue exit and interchange. Junior was very proud of his involvement and contribution to the 19th Avenue entry into Bozeman (Bozeman Daily Chronicle 29 September 1998). In 1988, “Tschache donated $25,000 to the city of Bozeman to do the initial engineering study and look into the feasibility of putting the interchange there” (Big Sky Publishing, 16 November 2003). Elizabeth and Junior Tschache sold the property to Christopher Bakwin on January 31, 1984. Bakwin owned the property for two years, selling to Gene E. Cook, Peter N. McGee, Marshall E. Bennett on September 16, 1986. During the ownership of Cook, McGee, and Bennett the property transitioned from residential to commercial and has been used commercially since. Gene Cook was born in Bozeman. In the 1970s he developed a successful real estate and commercial development business in Gallatin Valley called Gene Cook Real Estate. He built more than 20 residential subdivisions and many commercial properties throughout the valley (Bozeman Daily Chronicle 22 Feb 2015). Gene Cook sold the property to T. Bret Haggerty on September 21, 1990. Haggerty sold to Kimberly Hall Frost on November 19, 1992. Douglas K. and Mary Anne Chabot purchased the property on November 10, 1995. Brock and Maria Albin purchased the property on May 25, 2000, and Brock Albin is the current owner as of April 2020. McDonald in 1984, at which time he concluded it “qualifies as a contributing element within a potential historic district due to its association with the residential aspect of the Civic Phase of Bozeman’s historic/architectural development.” Alterations including the wrap-around porch and west elevation additions occurred after this assessment was made. However, it retains integrity sufficient to convey its historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey associations with the Civic Phase of Bozeman’s development, which saw growing variety and refinement of residential architectural styles (RTI 2008). Metcalf recommends further research be conducted regarding Bozeman’s West Park Addition in order to evaluate district potential. MONTANA HISTORIC PROPERTY RECORD PAGE 8 Integrity Property Name: 103 S 8TH AVE Site Number: 032 INTEGRITY (location, design, setting, materials, workmanship, feeling, association The site is in good condition, overall, with some evidence of deteriorating paint. Replacement of original windows, particularly on the upper story of the north (primary) elevation, and the addition of a non-sympathetic window also on the upper story, has affected integrity of materials, to some extent, and design. Extensive remodeling that included additions of an open-porch at the northeast corner and along the north elevation, and additions along the west elevation, which included enclosing the original porch at the west end of the north elevation have further affected integrity of design and feeling. However, the aspects of location, setting, workmanship, and association are unaffected, and remain intact. In 1984, McDonald concluded the property retained its integrity. Despite the alterations in the subsequent years, Metcalf finds the property at 103 S. 8th Avenue still retains sufficient integrity to convey its historic character.
