Timber Ridge - Project Narrative

The Timber Ridge Apartments is a 1.859 acre residential development located on Lot 5A of
Block 8 of the West Winds Phase 2A & 2B Major Subdivision situated in the NW ¼ of Section
2, T2S, R5E. It is in R-3 zoning and is located northeast of the intersection of Tschache Lane
and Buckrake Avenue. The apartments are tailored towards senior residential affordable
housing. It consists of 1 building with 10 2-bedroom units and 20 1-bedroom units, for a total of
30 units. It is 3 stories high with height of about 38 ft above grade. Construction of the
Apartments will occur in a single phase. Additional building square footage information and
intents are provided in the narrative by the Architect, Encompass Design Inc.
The site will be accessed by an existing internal drive aisle between lots 5A & 5B that currently
serves the Stoneridge Apartments at 2715 Tschache Lane. The proposed parking includes 44 on-
site parking spaces, 4 of which are ADA compliant spaces. The number of required parking
spaces is 30, and the Planning Department’s request for a license from the state stating the
project is designated as a senior living facility has been included in this application. Please see
the attached “Land Use Restrictive Agreement for Timber Ridge Apartments” The proposed
parking lot has adequate vehicular and pedestrian flow, with two access points onto the private
drive and sidewalks along the main travel routes. The site will have an on-site retention system
pond. Snow storage will be provided on site. Solid waste will be provided via a covered trash
enclosure.
