BMC 38.410.130 - CILWR will need to be paid prior to building permits. RESPONSE: Condition Acknowledged. Stormwater 2. The proposed topography suggests the runoff from the garden open space won’t reach the detention basin. If so, remove the area from the drainage basin exhibit in the report and modify it as necessary. RESPONSE: The drainage basin exhibit and report have been modified. 3. The Engineer has submitted a geotechnical report completed in December of 2019. Groundwater elevations were identified at that time. Note that seasonal high groundwater was not identified in the report. If any seasonal data is available, please provide it as an addendum to this report. Without the seasonal high groundwater level, there is a risk the detention basin may not drain as designed. RESPONSE: Seasonal groundwater monitoring data is not available. The Geotech dug four test pits on site and observed groundwater from 4.8’ to 5.5’ below the existing ground surface. The proposed bottom of the pond elevation puts the observed groundwater elevation 4’ below the bottom of the pond. The proposed gravel infiltrator will be extended to native gravels to allow for infiltration into the native gravels located roughly 5’ below ground surface. There are no nearby commercial irrigation ditches, and the area within several miles of the site does not receive agricultural irrigation application. Therefore, it is not anticipated that groundwater will seasonally fluctuate to the extent that it impedes the function of the pond and infiltrator. ENGINEERING ADVISORY COMMENTS: 1. The applicant is advised that fire service plans must be a standalone submittal, separate from the site plan submittal. The applicant must prepare plans and specifications for any fire service line in accordance with the City’s Fire Service Line Policy. The plans must be prepared by a Professional Engineer and be provided to and approved by the City Engineer prior to initiation of construction of the fire service or fire protection system. The applicant must also provide Professional Engineering services for construction inspection, post-construction certification and preparation of mylar record drawings. Fire service plans, and domestic services 4” or larger, must be a standalone submittal, separate from the site plan submittal. City of Bozeman applications for service must be completed by the applicant. Page 2 of 2 RESPONSE: Condition Acknowledged. The fire service line plans will be prepared and submitted separately to the City Engineering Department. RESPONSE: The Architect intends to provide a Type 13 NFPA sprinkler system. 2. One Type A accessible unit required… the rest of the units must be Type B adaptable units. RESPONSE: The Architect intends to provide (2) Type A units, (1) Type A/V Unit and the rest will be Type B units. Solid Waste Division; Russ Ward, rward@bozeman.net, 406-582-3235 1. Need a minimum of 50 feet straight approach to front of refuse enclosure without running over curbs (it is unclear in plan if curb intrudes into the approach) RESPONSE: A 50’ straight approach to the front of the refuse enclosure has been provided. The plan curb does not intrude into the approach, nor do any parking spaces. Future Impact Fees - Please note that future building permit applications will require payment of the required transportation, water, sewer and fire impact fees according to the City of Bozeman adopted impact fee schedule in place at the time of building permit issuance. If you desire an estimate of the required impact fees according to current rates please contact the Department of Community Development and/or visit. Note: During preparation of the staff report, additional conditions of approval may be recommended based on comments and recommendations provided by other applicable review agencies involved with the review of the project.
