Over these near 20 years, traversing the interstate between Main and 7th or hiking the Story Hills,the Idaho Pole superfund site has been withing view. I have no doubt that Bozeman's continued boom has made this property, once thought a casualty of industry, now a potentialgold mine. If a local or out of town development company is set to make a mint on this site, residents should not be left to subsidize their profits by covering clean-up or infrastructureconstruction costs. As a transplant from out of state, I understand the draw to Bozeman. This is an amazing place to live. I desire to continue building near the city center instead of sprawling further andfurther into the hinterlands. I would support the development of the Idaho Pole Superfund site but only under the following conditions. 1. The development companies (not the residents of Bozeman) shoulder the costs ofcomplete soil remediation. 2. The development companies (not the residents of Bozeman) shoulder the costs of streamrestoration. 3. The development companies (not the residents of Bozeman) shoulder the constructioncosts of providing ample vehicle access in and out of the area. If this means additional railroad crossings, tunnels under the highway, or suspension bridges, so be it. If thismeans additional interstate exits, so be it. North Wallace, the shortest route to Main Street from this area, cannot handle any additional traffic volume. 4. The development companies plan for ample parking for residential and commercial spaces.5. The development companies (not the residents of Bozeman) shoulder the costs of connecting city sewer and domestic water. 6. The development companies plan for and execute bike/hike paths and green spaces that connect to the existing trail network in Bozeman. 7. The plans to turn Front Street into a biking/walking corridor should continue and not be used to provide vehicular access to the pole site. Warm Regards, BJ Kirschhoffer
