NARRATIVE
The existing home on 406 South 6th Avenue is a two story single family residence with an
attached shed roof covering an open carport to the north. According to the Montana Historical
and Architectural Inventory, the historical integrity of this property lies within its original materials
and continuity of use, setting, and location. Along with the main house there is a shared garage
shed with the north facing neighbors.
Proposed Alterations:
●Partial demo of existing alley accessed garage
●Construction of new alley accessed garage with ADU
While Bozeman continues to navigate rapid growth, our intent for this project is to contribute to
housing opportunities in a tasteful and respectful manner. Keeping the integrity of the north
neighbors portion of the garage structure, we propose demolition of our portion of the structure
to make room for a more adequate and functioning garage space as well as an accessory
dwelling unit. In hopes of preserving the existing historical home on the property, we are
proposing to incorporate the desired improvements in the garage space. With Bozeman’s great
outdoors, we plan to provide a space for respite after any of Bozeman’s more adventurous
activities - biking, skiing, rafting. This will include gear space, bathroom, and sauna for the
primary resident’s use.
The accessory dwelling unit will be within the respectable 600 SF maximum and 22ft height
restrictions, set back from the streetscape, and accessed by the alley. We plan to nod to the
historical characteristics of the existing home, while allowing it to remain the main centerpiece of
the streetscape.
