The plans submitted, and overall design concept, are in alignment with the Cannery District Design Guidelines. CANNERY DISTRICT PUD DESIGN STATEMENT The design of Building J is the result of multiple contributing factors, all consistent with the design objectives outlined in the Cannery District PUD Design Guidelines. As a new building within the Cannery District, it is careful not to compete with the existing buildings for attention or create a caricature of industrial typology. Building J is the last building in the Cannery District to be developed, located adjacent to Oak Street between Lone Mountain Gymnastics and the Epic Training Facility. As a gateway to the district, Building J provides a pedestrian-scaled level of articulation with its detailing, canopies, siding material, and scale of openings. In keeping with the existing district, building form was carefully developed as a function-driven response to the intended use. As a result the form is simple and limited in architectural embellishment. The two story gable creates a visual connection with the existing gabled structures within the district. The single story wing provides a pedestrian appropriate scale to the district and maintains a view corridor towards the 4-story Cannery Building beyond. Building height measures 35’-5” to its ridgeline, within the 44’ height limit allowed in B-2 zoning. The one story wing of the building to the west serves to preserve views for office floors above. As with other buildings in the district, Building J is designed as a pedestrian destination. The flexible entry points into the building promote free-flowing movement from north to south, directly knitting Oak Street to the Cannery District. The single-story portion includes wide raised platforms along the north and south facades for exterior circulation, seating and gathering, each covered with a long canopy. Primary exterior building materials are metal and wood, extending the material palette of the existing district. Both materials are applied in a manner that reinforces the clarity of building form, as well as create opportunity for subtle details and texture at a pedestrian scale. Open Space This project provides 8,947 square feet of open space, in conformance with the PUD Open Space Plan (exhibit 15). Parking Building J was originally planned to be used for Office and Health and Exercise uses with a parking demand of 1 space per 250 square feet, and 1 space per 200 square feet, respectively. The current proposal is for only an office use. The building use area is essentially the same as planned, so the individual parking demand for Building J decreases from the planned 56 spaces to 46 spaces. However, the original Health and Exercise use does not have the same pattern of hourly demand as the office uses which predominate the Cannery District, so with the joint-use reduction Building J originally only needed 31 additional spaces within the shared common parking lot. The proposed office use of Building J requires 41 additional spaces with joint-use reductions, as shown on the PUD Overall Parking analysis (exhibit 10). The 41 additional parking spaces required for Building J can be accommodated by existing and proposed parking spaces at the Cannery District and conforms with the overall PUD parking plan. A summary of required and provided parking spaces for the Cannery District is provided in the Site Data Table on Sheet C1.0.
