CONCEPT REVIEW COMMENT RESPONSES
Building J at the Cannery District
The following responds to the comments provided for Building J at the Cannery District, Application 19515.
PLANNING COMMENTS
1. Process – A site Plan Application is required for entitlement. Per Section 38.230.100 include the following in your submittal:
a. A color exterior material palette keyed to the building elevations (also see building materials below).
Transparent glass must be used in street facing façade per transparency requirements
b. Show utility meters, electrical conduits, and other service utility apparatus on the building elevations. Show
appropriate screening on the plans
Response: a) An exterior materials reference [exhibit 6], has been provided to provide additional information to the
elevation drawings. b) Electrical & Gas meters are shown on elevation drawings. See A3.01. Associated landscape screening
elements can be found on L000
2. Building design Section 38.530.040.B – Detail which articulation features is employed every 60-feet in compliance with
paragraph B.
Response: Per section 38.530.040.B, Windows, Entries, and Canopies have been provided on North, South, and West
elevations. The East elevation employs exemption d, as it faces an alley.
3. Building design Section 38.530.050. All windows must include trim or other design treatment or be recessed at least 2
inches from the façade.
Response: Depth of window glazing from the outermost edge of our box rib metal panel is ~3”. Hemmed sheet metal trim is
provided around heads, jambs, and sills
4. Building materials 38.530.060 – Detail the thickness of all metal siding, and demonstrate that it is a minimum 24-gauge.
Response: All exterior metal panel is specified as 24-gauge, trapezoidal profile. See exterior materials reference [exhibit 6]
for more information.
5. Blank wall treatments Section 38.530.070 – Any areas 10 x 15’ or larger must be treated.
Response: The lone blank wall of the project, on the west elevation, will be scaled to the pedestrian experience using
vertical wood battens, 5’ on center, adding texture, shadow, and visual interest at a pedestrian scale..

6. Landscaping Section 38.550 – The landscaping section of the UDC has been revised and adopted by the City Commission
with ordinance #2029. The changes, including removing the performance points system and other changes, went into
effect December 18, 2019. Demonstrate compliance with the formal submittal.
Response: The Landscape plan adheres to updated UDC standards as well as the Cannery District PUD. The planting plan
goes above and beyond Bozeman standards and fits with the existing Cannery District planting design in its abundance of
perennial and ornamental grass landscaped beds. The adjacent parking lot has already been built and landscaped and does
not require further planting. The plan adheres to landscaped block frontage standards and features a minimum of 10’ of landscaping between the street and building. All outdoor utility meters on the West side of the building have landscaping as
screening. The landscape features both Native Seed and forb plantings as well as mowed lawn areas for the use of the
adjacent Lone Mountain Gymnastics.
7. Lighting Section 38.570.040 – demonstrate compliance with this article with any exterior building mounted lighting.
Response: A photometric lighting plan has been included in the document set (E9.1) demonstrating adequate lighting at
each building entrance/exit.
8. Parking. Building uses must be in accordance with the parking demand identified with the PUD.
Response: Building J was originally planned to be used for Office and Health and Exercise uses with a parking demand of 1
space per 250 square feet, and 1 space per 200 square feet, respectively. The current proposal is for only an office use.
The building use area is essentially the same as planned, so the individual parking demand for Building J decreases from the
planned 56 spaces to 46 spaces. However, the original Health and Exercise use does not have the same pattern of hourly
demand as the office uses which predominate the Cannery District, so with the joint-use reduction Building J originally only
needed 31 additional spaces within the shared common parking lot. The proposed office use of Building J requires 41
additional spaces with joint-use reductions, as shown on the PUD Overall Parking analysis (exhibit 10). The 41 additional
parking spaces required for Building J can be accommodated by existing and proposed parking spaces at the Cannery District
and conforms with the overall PUD parking plan. A summary of required and provided parking spaces for the Cannery
District is provided in the Site Data Table on Sheet C1.0.
9. PUD Open Space. The PUD open space to the east of this site must fully be developed and landscaped with this site plan.
Response: The primary function of the PUD open space adjacent to Building J is to provide both a plaza space for gathering,
utilizing the picnic tables and as a functional space for the activities of Lone Mountain Gymnastics. The space will have the
flexibility to be used for summer camps and gym activities for kids. The lawn space will be vital to the programming for LMG
and will provide a shaded lawn space for numerous activities. The lawn also features a gravel path, bench and dog waste
station for passerby with dogs as well as workers in the Cannery District who bring dogs to work.
ENGINEERING COMMENTS
1. No traffic study required with site plan application.
Response: Noted.

NORTHWESTERN ENERGY COMMENTS
1. Coordinate a dry utility plan with Cammy. Ten feet of separation from the building for all transformers.
Response: Proposed transformer is located greater than 10ft from the building.
2. No structures are allowed in private utility easements
Response: The northern dock has been reduced such that it, and all other building structures, land outside of utility
easements.
3. If any new private utility easements are required, coordinate with Dylan Swanson, Dylan.swanson@northwestern.com
Response: No additional utility easements are required.
SOLID WASTE DIVISION COMMENTS
1. Confirm trash service location
Response: The trash enclosure on A Lane was sized to accommodate both Building K and Building J. No additional trash
enclosures are planned with this project.
2. Are you proposing to share service with Building K?
Response: Yes. See response above.
BUILDING DIVISION COMMENTS
1. Fire sprinklers and alarms may be required depending upon uses proposed.
Response: Sprinklers and alarms will be provided for the building.
2. Grease interceptor must be provided for any restaurant uses.
Response: There are no planned restaurant uses at this time.
