PLANNING DIVISION: 1. BMC 38.520.070. The DRC recommends incorporating the meter screening into the architecture or provide a structural enclosure around it as it is located in a high visible location. Response: A structural enclosure has been provided to screen utility meters, clad in wood to match the building envelope. See elevation and plan sheets for enclosure information. ENGINEERING: EASEMENTS 1. BMC 38.410.060.B Easements – The electrical transformer must be within a utility easement. Response: The survey has been revised to enlarge the utility easement to the west, placing the transformer entirely within the utility easement. The recorded utility easement has been provided as Appendix Exhibit 19. WATER 2. BMC 38.410.130 – If it hasn’t already been paid, cash-in-lieu of water rights (CILWR) must be paid prior to a building permit being issued. Response: The calculated CILWR fee has been included as Appendix Exhibit 20. 3. The applicant is advised that the mechanical room length for a 1” water service line is required to be a minimum of 4’- 8”. The fire line must be 2’ from an interior wall. Response: Noted. The dimensions of the current room are both larger than 4’8”. The water service line will be installed 2’ from the exterior wall. 4. Fire service plans, must be a standalone submittal, separate from the Site Plan submittal. Response: Noted. The fire service plans will be submitted separately. Northwestern Energy 5. No comments here except, submit a NWE application as soon as possible, if they haven’t already done so, to have a NWE engineer work with the electrician in utility locations. Primarily the CT cabinets and gas meter location. Site plan shows location for gas and electric which looks good. Response: A NWE application will be submitted prior to construction. Is building going to share an existing refuse enclosure? If so then SWD has no other comments. If not using existing enclosure then we would need the following. Response: Building J will share the refuse enclosure at Building K 7. Need to identify location for refuse enclosure. Response: N/A 8. Need detailed plan for refuse enclosure. Response: N/A 9. Refuse enclosure will need to be covered. Response: N/A Building Division 10. Shell building. Response: Noted 11. Fire sprinklers and alarms may be required, depending on the actual use. Response: Fire sprinklers will be provided 12. Grease interceptor required for proposed restaurant space. Response: No restaurant use is proposed at this time. Fire Department 13. Access and fire hydrant placements are adequate. Response: Noted
