The project being proposed at 732 S. Tracy Avenue is an Accessory Dwelling Unit (ADU)
located on the same lot as the Primary Residential Structure.
The proposed structure complies with the Design Guidelines as follows:
The ADU is a 600 square foot design to complement the primary structure in shape
and form.
The proposed structure will be located along the north and west property lines.
Access to the garage portion of the structure will be off the alley along the east
property line.
The site topography has a substantial slope from the western property line on Tracy
Avenue to the eastern property line adjacent to the Alley.
The proposed structure utilizes a rectangular form with a gable roof over a garage
of the same 600 square foot footprint.
The windows and doors will match the style and proportions of the Primary
Structure.
The proposed structure’s exterior materials with their placement maintain the
aesthetic vocabulary of the existing structure on the site through material types,
spacing and color. The materials include two different horizontal siding with
different exposures, roof shingles and wood trims.
Site retaining walls will be incorporated into the design to provide in-site drainage
and leveling the yard areas, making them more usable by the property owner.
The project will include the removal of existing fencing, deteriorated and
overgrowth of trees, hedges and vegetation within the lot and along the
streetscape of E. College Street. The fence will be replaced with a new fence and
new landscape.
