Please see the itemized narrative items corresponding to the revised sheets. Note that the number
designation corresponds to the number superscript indicated on the revision 1 delta tag. The
Planner question statement is underlined for reference.
1. Sheet A1.1 – Site Plan New
A. 723 S. Tracy is a corner lot and is thus subject to two front setbacks of 15’. Please
make the correction on the site plan and ensure no construction exist within the
setback.
B. See Revised Site Plan for 15’ front setbacks along College.
2. Sheet A3.1 – Exterior Elevations
A. All accessory structures are subject to the Setback Plane Sec. 38.360.030.G, please
provide a diagram showing compliance.
B. Setback Plane is provided. See Revised Exterior Elevations 3 North Elevation and 4
East Elevations.
3. Sheets A2.2 – Roof Plan, A3.1 – Exterior Elevations, A4.1 – Building Sections 1 and 3
A. 3’x3’ minimum coverage over ADU entrance is required as per Sec. 38.360.210.
B. Entrance Cover is provided. See Revised Roof Plan, Exterior Elevations 1, 2, and 3, Building
Sections 1 and 3.
