INTRODUCTION
The Jennifer Place Condominium Master Site Plan proposes to develop Lot 1, Block 9, Laurel
Glen Subdivision Phase 1. The proposed development consists of 12 – 2 unit condominiums with a
proposed access road and associated utilities. A combination of site grading, curb and gutter,
drainage swales and retention ponds will be used to manage stormwater runoff on the site. The
proposed stormwater design limits the runoff from the development to below the allocated amount
for the lot, and retains the balance on site.
EXISTING STORMWATER DESIGN
Existing City stormwater infrastructure was installed with the Laurel Glen Subdivision, Phase 1
infrastructure improvements. In the 2002 Laurel Glen Subdivision, Phase 1 Stormwater Design
Report prepared by Allied Engineering, Inc. the lot was designated as commercial neighborhood
(B-1) for runoff estimation. A C value of C=0.60 was applied to the lot to estimate the runoff
generated from future development on the lot. Based on the original C value applied to the lot and
the City of Bozeman 10-Year 2-Hour design storm, the lot was allocated 3,617 cf of runoff to the
subdivision detention pond. Relevant portions of the 2002 Laurel Glen Subdivision, Phase 1
Stormwater Design Report is included in Appendix C of this report. The proposed layout has a
weighted C value of 0.69 which generates 4,152 cf of runoff. Therefore, a minimum of 535 cf of
runoff from the development will need to be retained and infiltrated on site. Supporting
calculations and drainage area maps are included in Appendices A & B, respectively.
PROPOSED STORMWATER DESIGN
The site was divided into 3 main drainage areas as shown on the Proposed Drainage Area Map
included in Appendix B. Runoff produced from Drainage Area 1 will be retained and infiltrated on
site. Drainage Area 1 consists of the proposed drive aisle, the western half of the phase 6, 7, and 8
roofs, and the landscaping on the western side of the phase 6, 7, and 8 buildings. The runoff
produced from these areas will drain to the eastern side of the curb and gutter in the proposed drive
aisle. From there, they will flow to a low point and across a curb chase into Proposed Retention
Pond 1. The runoff coefficient for Drainage Area 1 is 0.75 over an area of 24,118 sf which
translates to 1,227 cf of runoff. Drainage Area 1 will be retained in Retention Pond 1 located at the
northeast corner of the site. Retention Pond 1 has a storage volume of 1,346 cf, a top of pond
elevation of 4832.02’, a bottom elevation of 4830.52’, and 4:1 (H:V) side slopes.
Drainage Area 2 consists of the roofs, landscape and hardscape areas on the west and south sides of
the access road. The contributing landscape, roof, and driveway areas in Drainage Area 2 will
drain to the south/west curb and gutter in the proposed drive aisle. Unlike Drainage Area 1 the low
point of the curb is the connection to the drive access. Therefore, Drainage Area 2 will runoff into
Annie Street which drains to existing subdivision stormwater infrastructure. Drainage Area 2 has a
runoff coefficient of 0.71 over an area of 41,038 sf which translates to 1,977 cf of runoff. Drainage
Area 3 consists of roofs, a portion of the access road and landscape areas on the east and south
sides of the lot. These areas will drain to Laurel Parkway and then to the existing city stormwater
infrastructure. Drainage Area 3 has a composite C value of 0.59 over an area of 23,788 sf, which
translates to 948 cf of runoff. Combined, Drainage Areas 2 & 3 will contribute 2,925 cf of runoff to
the subdivision infrastructure which is less than the 3,617 cf that the B-1 lot was estimated to
generate in the 2002 Allied Engineering report.
