Simkins - Poleyard and TIFFrom:Brodey Simkins To:Agenda Cc:Tom Simkins Subject:Poleyard/TIF Date:Monday, October 5, 2020 7:12:39 PM Attachments:image001.png To whom it may concern: We are a large landowner and business operating within the proposed TIF district motivated by the poleyard discussions. Our company Simkins-Hallin inc. would be vastly impacted by any future development on the poleyard land. Those impacts become exponentially negative to our operations if density in residential and retail get built. The proposed TIF district subsequently includes lots of industrial zoned property. If the intention of using TIF money to help whet the appetite of a developer desiring to someday change zoning and get approved for residential and mixed use development then we are whole heartedly against. The city of Bozeman and greater Gallatin Valley have one large railroad switch yard that includes spurs to deliver products to essential businesses in construction supply. The rail yard in the Northeast area and subsequent rail spurs are paramount to our operation. We see urban residential use near this area as a major hinderance to railroad industry activity. Empire Building Materials, Kenyon Noble, and Simkins-Hallin employ over 400 people and provide service to the immensely growing building industry in the area. Any efforts made by the City of Bozeman and interested real estate developers that negatively impact these businesses is unacceptable. We as an organization remain eagerly engaged in dialogue with the City of Bozeman and other related parties regarding development in the Northeast section of Bozeman. I firmly believe with the right communication and understanding from the coalition of parties involved an effective Urban Renewal plan can be achieved. As the circumstance currently sits, however, we cannot support a TIF district which might one day negatively affect our operations due to urban density development.
