Good Morning,
I am writing in response to the site plan application for the Graf Street Apartments.
There are 3 points of concern that I have as an adjacent property owner. First, is traffic on Graf
Street near the proposed location and 19th Street. Currently, Graf is one lane going each direction.
Adding the proposed number of units would add a significant burden to the traffic flow on that
street. What are the developers plans and responsibilities for handling this impact? Also, while 19th
Street has been widened at that intersection, it still narrows at the Stucky intersection. As someone
who drives that route everyday I can tell you that this causes immense problems now, let alone if
this many units are added without proper adjustments to that intersection. Again, what is the plan?
This should not be an issue that eventually becomes a taxpayer burden.
The second concern is parking in the area. If you have ever been through the area, at anytime of the
day, it is congested with street parking on Enterprise, which is too narrow to handle it. Even with lots
and spaces provided, people, especially on exterior units constantly use the street parking. It is only
logical to imagine that this would be the situation on Graf as well. This coupled with the extra traffic
is a serious concern
Finally, I see that they would provide cash in lieu of parkland. I imagine the developers want this
because it would allow them more land to put units on. However, this puts an incredible burden on
the one current park nearby as well as the neighboring community next to that park. People with
animals cost our HOA a significant amount of money each year in maintenance to clean up after the
animals. I hate to imagine what this scenario would look like. For this reason, I am strongly against
this provision being allowed.
This land has always been slated for multi-family housing. However, developers in these cases tend
to care very little about anything other than their investment and its return. I only ask that these
developments are done responsibly in scope and impact to the existing neighborhood and with
respect to what we already know in this area.
