Hello,
I am a homeowner in NE bozeman since 1997.
I am concerned about the creation of an Urban Renewal District (URD) at the Pole Yard area in northeast
Bozeman, part of which was recently delisted as a federal Superfund site.
specifically, these things are of concern:Creating a URD incentivizes private development. The site still
contaIns a contaminated soil area that cannot be disturbed and contaminated groundwater. Should the City
be incentivizing private development of the Idaho Pole site before determining whether it is safe to do so?
This property is caught between I-90 and the railroad, with inadequate access. All the traffic generated
from development would route through the residential neighborhood unless the city invests ahead of
development in an arterial route. What would be the connector route from Rouse to the E. Main interstate
access? How/where will the railroad crossing occur? Would it necessitate an expensive over- or under-
pass? Would there need to be a new on/off ramp to I-90? Where would that be located? How would that
be paid for?
Would a URD generate enough funds to pay for all of this infrastructure or would it fall on other property
owners in the City?
