The project on 314 N. Rouse will consist of demolishing an existing house and constructing a single-
household dwelling and detached ADU. The lot is currently zoned R-2 and will allow both proposed
structures per the Bozeman UDC. The project timeframe would be to remove the house late
summer,2020 and begin construction after removal. The architectural design will be a great
improvement in comparison to the existing structure and in like design to surrounding buildings. A total
of 4 parking spaces will be provided within the overall design with both the single-household dwelling
and detached ADU providing 2 covered spaces each in their respective garages. Lot 314 is accessible
from N. Rouse by a shared right-of-way easement which has been established by Montana Department
of Transportation. It is our belief that the existing house will block the driver's view when backing out
onto the improved Rouse Avenue, creating a dangerous situation. The new plans alleviate the problem
of backing from the driveway into oncoming traffic as the driver will now be facing forward when
entering Rouse. Water, gas and sewer all come from the West, electricity comes to the property from
the northeast corner. All utilities have been noted on the site plan.
