Master Site Plan Design Standards
Landscape:
Landscape is intended to provide a sense of visual continuity among the properties. A
significant landscape strip shall be provided at the front of the property (along 19th). It needs to
incorporate low berms with clustered landscaping integrated with the meandering bike and
pedestrian trail. The low berms will also help to minimize the impact and visibility of paved
areas and parking lots beyond.
The landscape within the islands in the parking lot are to have similar layout & design across the
site. Where appropriate, raised planters are encouraged to be used. Natural features (i.e. water
courses) are encouraged to be enhanced and interlinked with pedestrian pathways & uses to
become a site beautification amenity.
Pedestrian:
Pedestrian pathways across vehicular circulation should be concrete with a tightly spaced
control joint layout mimicking large square pavers. Site seating should be provided via bench or
planter walls at each building location. The same type of bike parking racks are to be used
across the entire site.
Architecture:
Building Materials used are to be low maintenance materials including but not limited to
masonry, metals, or cement board products. The same or similar style type of site lighting is to
be used and have a more contemporary character. All mechanical screens and trash
enclosures are to be constructed with the same material palate as the building or masonry that
complements the building.
