218 South Willson is a two story, 3-unit multi family residence and vacation rental on an
8677 square foot lot. The property is zoned R4. We are proposing an Accessory Dwelling
Unit over a single car garage / home shop at the back of the property.
This detached two story multi family residence is an irregular floor plan with several
shed roof additions at various locations on the building. The Historical Inventory Records
for the existing residence show no significant historical information, and the original
architect is unknown.
The proposed ADU / Garage will be sited at the back of the property and will be
accessed from the 20’ wide ally.
The garage level will include a mechanical room, a tool room, and a separated entry
stairwell for second level access. This garage level will be a 661 sq. ft footprint.
The upper level ADU will have a full bath, small kitchen, dining, and sleeping area. The
total second level living area will be 596 square feet, not including a 70 sq. ft integrated
deck.
The two-story rustic shed roof design combines lower level metal siding and upper level
corn crib siding. The proposed structure is markedly subordinate to the main home as
well as physically and visually separated by a large maple tree. The addition of this
structure is compatible with the properties R4 zoning designation.
