THIS IS AN ATTEMPT TO COLLECT A DEBT.
Dear D2 Properties,Management Associates,Mr.Justin Jackson,
You currently have an outstanding balance in the amount of$1,486.25 with Steven George through
the property lease that terminated May 2020 at 1409 S.Willson Ave.Unit B Bozeman,MT 59715 with
the following tenants:Nathan Wiley,Riggs Ferguson,Spencer Scamman and Nicholas George.
The reason for the debt is described as follows:Balance of security deposit from personal check
#5823 and#5824 totaling$1,600 was withheld following pre-final inspection,final inspection,
tenants vacating premises and 30-day waiting period.The items outlined to correct in the pre-final
inspection were completed by tenants with new items listed by Management Associates following the
final inspection under the pretense that they would be receiving their security deposit returned in
full.Invoice#6.008 dated 6/25/2020 from CMR Maintenance is not an accurate representation
excluding the items from Owenhouse and Home Depot totaling$65.94 and$106.82 respectively.
This your FINAL NOTICE to resolve this debt before commencing legal action or for this debt
to he forwarded to a collection agency.To avoid these alternatives,payment must be made by
August 7,2020.
If there is no response to this letter,all legal rights shall be explored,including,but not limited to,
legal proceedings necessary to recover the debt without further notice or this debt may he
transferred to a collection agency in accordance with State and Federal laws.
This demand letter sent certified mail for payment serves as official notice to you and may be
tendered in court as evidence of your failure to pay.If legal action is to occur to resolve this matter,it
may involve having you pay attorney's fees,court fees,expenses incurred in this proceeding and may
Impact your credit history.
It is in the best interest of all parties to resolve this matter as soon as possible.
