The project involves demolition and re-construction of the back portion of the house (shed addition),
moving the existing one-car garage across the alley to an adjacent property, and constructing a new
attached garage with upstairs apartment.
The existing 2-bedroom house was constructed in 1906. The back part of the house (the shed addition)
was constructed in approximately 1950. The single-car garage was moved onto the property in
approximately 1997. The shed addition is poorly constructed and sits on concrete blocks. The garage
has already been moved once, and the applicant would like to move it again, if financially feasible (the
permitting fees and the cost to move it are not too excessive).
The project would greatly improve the existing house and add a modern, attached garage with an
upstairs, one-bedroom apartment. The plan involves moving the existing one-car garage across the alley
to 212 E Koch Street property, which is also owned by the applicant.
This neighborhood is zoned R2, and has a mix of single-family, multi-family, duplex, triplex, and
apartment complexes.
The garage/apartment addition is designed to fit in well with the existing house and surrounding, mixed-
style neighborhood, and the height has been kept low to a story and a half. Behind the property is a two
story 5-plex with two-story garage. The alley is 20-feet wide. The house siding in the neighborhood is
also mixed with drop-lap, imitation slate, stucco, and cedar all in use. The proposed addition would be
lap siding similar in style and color to the existing house.
Parking: The proposed project has sufficient parking. The existing house is two bedroom and the garage
addition will add one bedroom (three needed total). There are 4 parking spots available, and for
practical purposes, 5 will exist, since two cars (neighbors) are typically parked in front of the house. Two
parking spots in the garage, one additional existing off-street parking, and two in front of the house (one
shown).
Neighbors have written letters of support for the project (attached).
