It will be income and age restricted for seniors 55+. My company has experience managing the Starner Gardens apartments in Billings Montana, a very similar community that has a similar unit mix, project size, income restriction and age restriction.That property was also developed by GMD Development and opened in 2019. Starner Gardens was developed with a 1:1 parking ratio. Of the 33 residents currently living at Starner Gardens, all have 1 vehicle, with the exception of 1 resident. Residents are allowed 1 vehicle per unit and parking stalls are provided on a first come first serve basis with no assigned stalls. We have found that a 1:1 parking has been adequate for the development and we have not received any complaints from residents who have two cars. Additionally, my company provides management services to several age restricted communities in Montana, and in all cases the parking ratio is 1:1 or less, with no parking complaints. Another consideration is that the average person residing an age and income restricted property is retired, and in many cases a single occupant, making the need for more than a 1:1 parking ratio moot.
