ENGINEERING COMMENTS:
1. Include the Public Utility easement for the proposed sewer main on the amended plat.

3. Show the proposed Road and Access easement on the Overall Site Plan prior to Site Plan
approval.

Code Corrections
5. DSSP II.A.e – General Design Criteria. The stormwater design report must include
stormwater chase (25 year conveyance) calculations.
This has been included.
6. DSSP II.A.1. – General Design Criteria. The area behind the building in DA#4 will require a
swale to contain runoff. As designed, the contours show the runoff being directed onto the
adjacent property.

7. DSSP II.C.4.a. Storm/Treatment Facilities Additional Requirements. To prevent short
circuiting
This comment was addressed with the previous site plan resubmittal
8. BMC 38.410.080.H - Grading and Drainage. Stormwater Retention Basin 1 will require more
landscaping to meet the code requirements.
Conditions of Approval
9. Provide easements for all public utilities with exhibits prior to Site Plan approval.
Drafts of the easements have been included with this resubmittal for your review
10. The approved stormwater maintenance plan must be incorporated into the Owners
Association Documents and a copy submitted prior to Site Plan approval.
11. The applicant must contact Brian Heaston with the City Engineering Department to obtain a
determination of cash-in-lieu (CIL) of water rights. Payment will be required prior to Site Plan
Approval.
12. The submitted Waiver of Right to Protest Creation of Special Improvement Districts (SID)
needs to be notarized. Information about the site (legal description) and reference to Site
Plan Approval must be filled in the blanks. The applicant must provide and file with the
County Clerk and Recorder's office the executed SID waiver prior to Site Plan approval.
