As we continue to build a vibrant, high functioning city it is important to review parcels where land use and zoning designation are in conflict. One example of this type of conflict is where city blocks contain more than one zoning designation within the the same block rather than across a street or alley. This creates sensitivity for development and poor transition between land use types. One example of this is the current designation on the parcels located on the block between 3rd and Grand and Lamme and Beall -- also known as Block C. Currently in the Community Plan Future Land Use the block is designated 50%Traditional Core and 50% Urban Neighborhood. Please consider updating the Future Land Use Map to unify the block as 100% Traditional Core. This will improve the transition between these designations by providing a street as a boundary and not the middle of the block. Thanks in advance for your consideration. Best Weston Fricke
