Olive St. #202 Bozeman, MT 59715 Dear Planning Board, This letter is to support and amend letter dated January 21, 2020, previously submitted to the Planning Board. Comma-Q Architecture, on behalf of our client, Scott Dehlendorf, hereby requests modifying the draft Community Plan Future Land Use Map (FLUM) designations of two of Mr. Dehlendorf’s properties and two adjacent contiguous properties. The properties are located at 1025 Story Mill Road, north of Bridger Drive, south of Boylan Road, and east of Story Mill Road (See Figure 1.1 on the attached exhibit sketch plan). We are requesting modification of the FLUM designation from “Urban Neighborhood” to “Industrial” at these four properties. The Industrial designation best represents the current uses at these properties. The “purple” Industrial FLUM designation currently extends to this area, along Bridger Drive. The adjacent property owner to the south of Mr. Dehlendorf’s property has expressed similar desire to change from the proposed “Urban Neighborhood” to “Industrial”, which has been expressed in a separate letter by that property owner. The adjacent property owner to the North of Mr. Dehlendorf’s properties has also stated interest in his property being included in Industrial FLUM designation. All four properties, if modified, would create a contiguous addition of Industrial FLUM designated properties extending from the currently proposed Industrial FLUM designation at 955 Story Mill Road, to include all contiguous properties to the north, along Story Mill Road, to Boylan Drive (See Figure 1.2 on the attached exhibit sketch plan).
