It is long overdue. Second, I want to apologize for these 11th hour comments. I believe that it is never too late to do the right thing, but I had not seen these issues until recently (it’s a complex/big plan as you know). A couple weeks ago, I was pleasantly surprised to see the ability to draw on the Proposed FLUM Map online and leave comments. I came back later to review and add notes, but the ability to edit or add was seemingly disconnected. I write these outline notes as I am not certain you received them. I will add that the FLUM map online was a bit difficult to process – as I found that alone it was necessary to also review the existing future land use designations + existing zoning + aerial images and in some cases other information to accurately understand the ramifications of suggesting changing the draft FLUM. See attached reference maps showing the specific areas of the current map (with zonin, etc) and the draft FLUM. A: Area that the existing and proposed designation is in conflict with B-3 Zoning. I know of at least one active project under construction that could be non-conforming if the land use was not updated to Traditional Core. I recommend designating as Traditional Core. B: Area that the existing and proposed designation is in conflict with B-3 Zoning. I know of at least one active project in the advanced entitlement stages that could be non-conforming when built if the land use was not updated to Traditional Core. I recommend designating as Traditional Core. C: Parcel that the existing and proposed designation is Public Institutions when it is simply leased for County services but privately owned. I recommend designating as Traditional Core. D: Zooming on this area reveals some odd line work that could cause confusion in the future.
