Water, sewer, and stormwater infrastructure will be installed. The units will consist of one, two, and three bedroom apartments. Underground stormwater retention tanks have been designed to capture and hold stormwater runoff. Permanent stormwater control will consist of sheet flow over asphalt roadways and parking lots to curb inlets and storm drain manholes located throughout the site that will direct stormwater to underground retention facilities. There are multiple open space areas throughout the site that will be landscaped and facilitate infiltration of additional stormwater flows. Temporary BMPs include: Straw wattles around the site perimeter that will remain in place until vegetation has been established. A designated construction entrance with a vehicle tracking pad is located at the north entrance to the site. A concrete washout area and concrete containment area, material stockpile locations, trash receptacles, and worker toilets will be provided. Daily clean ups and weekly street sweeping will be required. Vegetative buffer exists along the south and west portions of the property. Regular SWPPP inspections will be completed. For each major construction activity, identify all construction activities that will occur during the proposed major construction activity. Section – Final Stabilization (Part 3.8) Identify the BMPs that will be used to achieve final stabilization. Information to be included is seed mix selection and application methods, soil preparation and amendments, soil stabilization practices, and any temporary BMPs. Section – Post-Construction Storm Water Management (Part 3.9) Identify BMPs that will be used to control storm water discharges that will occur after the major construction activities are complete. Include a description of applicable local requirements. Phase I - ~2 weeks. This includes clearing the site and stockpiling topsoil. Rough grading of site. Phase II - ~3 months. This includes installation of all utilities, including water, sewer, storm, and dry utilities. Phase III - ~ 30 months. This includes all curb & gutter, sidewalk, and paving. Final stabilization will include a local seed mix of: slender wheatgrass, western wheatgrass, tufted hairgrass, creeping spike, nebraska sedge, baltic rush, bluejoint reedgrass. Temporary BMPs like straw wattles and gravel track pads will be removed once final stabilization has been achieved. Post construction storm water management practices include sheet flow into the gutters, which will allow the storm water runoff to flow into designated stormwater swales and inlets. From here, the stormwater will be directed the the underground infiltration basins located on site. The vegetation along the perimeter of the site and within the site will encourage infiltration of runoff on site. Section – Site Map (Part 3.10) Develop and attach the required SWPPP site maps and plans with the SWPPP. The site maps or plans must clearly indicate all the required information in Part 3. of the General Permit. This means SWPPP site maps must be of sufficient size, scale, and legibility. Section – Inspection and BMP Maintenance Procedures (Part 3.11) Select the inspection schedule for the construction project: Once every 7 calendar days Once every 14 calendar days, and a post-storm event inspection within 24 hours of the end of a rainfall event of 0.25 inches or greater, and/or within 24 hours of runoff from snowmelt Describe the inspection and maintenance procedures that will be used to maintain all erosion, sediment control, and other BMPs in good and effective operating condition. Identify how changes to the SWPPP will occur per Part 3.12 of the General Permit. If post construction BMPs will be used during major construction activities, include a maintenance plan that will transition the BMP from active construction to post construction. Section – Water Quality Controls for Discharges to Impaired Water bodies (Part ) The inspection procedures will follow the requirements of the General Permit. All required inspection locations will be visited and any required maintenance will be noted on the SWPPP. Any unintended discharge will be noted and conveyed to the contractor in order to make necessary maintenance repairs. The SWPPP and site map will be updated each visit to match existing conditions on site. Good communication is necessary between SWPPP Admin. and contractor in order to keep stormwater discharge clean and sediment/pollutant free per the intention of the SWPPP.
