Dear Brian:
On behalf of our client SM Advisory Group LLC, we are submitting a Master Site Plan application for
review for the proposed"Nexus Point Multi Unit Household Residential and Office Development"located
on Lot 1 of Minor Sub 235 at 2131 Graf Street. The Master Site Plan is being submitted concurrently with
a Phase I Site Plan application.
Access to the proposed development will be from South 19`h and Lantern Drive. Site improvements
include public water, sewer and roadway extension,parking, drive lanes, sidewalks,trash enclosures,
landscaping and storm water facilities are proposed. Public improvements will be within the appropriate
public right of way/utility easements.
Included in our submittal package are 3 copies of the following items:
