If not already filed for the subject site, the applicant will need to provide and file with the County Clerk and Recorder's office executed Waivers of Right to Protest Creation of Special Improvement Districts (SID’s) for the following: a. Street improvements to W Garfield Street including paving, curb/gutter, sidewalk, and storm drainage The document will be provided to the applicant after Site Plan submittal for the applicant’s convenience. The applicant must provide a copy of the filed SID waiver prior to Site Plan approval. TD&H: Thank you, the applicant will complete and file the SID waiver once the document is received from the City. Sewer 2. Show the connection of the sewer service to the sewer main on the Utility Plan with the Site Plan application. TD&H: The existing sewer service connection to the sewer main is shown on civil sheet C3.1. We propose to extend this existing service to the new building rather than connecting to the sewer main with a new service. 3. Provide the existing and proposed invert elevations on the Utility Plan with the Site Plan application. TD&H: The existing and proposed sewer service invert elevations have been added to the Utility Plan, civil sheet C3.3. 4. Engineering recommends the sewer cleanout(s) be located in a visible area that won’t get covered in snow in the winter months for maintenance access. TD&H: The sewer cleanout has been moved to the sidewalk outside of the west door. Easements 5. Show the existing sewer easement for the sewer main on the Utility Plan with the Site Plan application. TD&H: The existing sewer easement has been labeled on the Utility Plan civil sheet C3.3. Storm Drainage 6. Bozeman Municipal Code (BMC) 38.220.020.A.2.g.(9) Site Plan submittal requirements - The grading plan on the west side does not match the approved grading plan for the Bozeman Gateway Site Z project. Coordinate with the adjacent property owner and tie into the grading to the west. TD&H: We have coordinated with the Bozeman Gateway Site Z project and have updated the grading to reflect this. 7. BMC 38.220.020.A.2.g.(9) Site Plan submittal requirements - The location of the curb inlet on the northwest corner of the grading plan does not match the Bozeman Gateway Site Z project. Coordinate with the adjacent property owner to the west to show the correct location. TD&H: After coordination with the Bozeman Gateway Site Z project, the location of the existing curb inlet at the northwest corner of the project site is not changing. The Site Z project has chosen to extend the curb further to the west and removing the existing parking island. Our plans have been updated to reflect this change in the layout from the existing conditions. Water 8. BMC 38.410.130.A.1 Water Rights - The applicant must contact Brian Heaston with the City Engineering Department to obtain a determination of cash-in-lieu (CIL) of water rights if not already paid. Payment will be required prior to Building Permit approval. TD&H: Thank you, the applicant understands this requirement. Sewer 9. The Dental Amalgam Rule requires dental offices to install amalgam separators, follow best management practices and submit a one-time compliance report to their POTW or other control authority. The applicant must coordinate with Mark DeWald (MDeWald@Bozeman.net), City pretreatment program coordinator prior to Site Plan approval. A.5 Streets, General –If this lot is installed prior to the Bozeman Gateway Site Z lot to the west, a temporary 20 foot gravel drive will need to be installed to extend the western drive aisle to the existing drive access because it’s considered a dead-end. No dead-ends longer than 150 feet are permitted without an approved turn-around. TD&H: It is understood that the Bozeman Gateway Site Z project will be installed first, but we have added a temporary fire access road on civil sheet C3.5. Street Lights 1. BMC 38.270.030. Completion of Improvements. All street lights need to be installed along Garfield prior to occupancy. Show street lights on the Site Plan. TD&H: All street lights from the master subdivision plans which are on or adjacent to the project property have been added to the site plan. 2. BMC 38.570.030. Street Lighting. Install street lights per City of Bozeman Design Standards and Specifications Policy (DSSP) Standard Specs for lighting section XII.G Table 1. The light should be 300 feet from the proposed Bozeman Gateway Site Z light to be installed on the west side of the intersection of S 29 th and Garfield. TD&H: Placing a light 300-ft to the east of the proposed Garfield Street light from the Bozeman Gateway Site Z project would put the light off the project property to the east. We located a new Garfield Street light 200-ft to the east of the proposed Site Z street light. Site 11. Clearly show the northern pavement and walkway boundary end on the Site Plan. TD&H: The northern pavement and walkway boundary can be seen on civil sheet C3.1.
