RE: Yellowstone Orthodontics at Bozeman Gateway, Concept Review, Application 20012
Project Description: This is a Conceptual Review application for advice and comments on a
proposed 3753 square foot, single story orthodontics office within the Bozeman Gateway PUD.
Project Location: Block 7, Lot 4 Bozeman Gateway PUD Ph. 3, S14, T02 S, R05 E
We hope that these notes and suggestions assist you with the design and review of this potential
future project. Please note that comments are preliminary and based on information provided.
While we attempt to identify all issues during a conceptual review, please keep in mind that there
may be other issues that arise during the formal review. We appreciate your patience in the
review process. All references below to Sections of the Bozeman Municipal Code. If you have any

1. The formal application of this project will require review by the Design Review Board.
JoeArchitect: Acknowledged
2. Like the rest of the Bozeman Gateway development that have changed the trails to concrete
rather than gravel fines, staff recommends that the trail along the eastern portion be
constructed as concrete. Prior to occupancy of the building, the trail must be constructed.

3. Per the Conditions of Approval from the Bozeman Gateway PUD, file number Z-05217,
number 41, office buildings 3, 4, and 5 in phase 3 must be rotate to front onto Garfield Street.
This lot is required to meet this condition of approval and requires a pedestrian entrance from
Garfield and BMC 38.520.040.B which states that all buildings much feature pedestrian
connections to a sidewalk.
JoeArchitect: Acknowledged; direct pedestrian access provided from W Garfield sidewalk
to south-facing building entrance.
4. Lot Z Site Plan should to be complete prior to this site plan in order to provide appropriate
emergency access. If it will not be complete prior to this project, an emergency access needs
to be approved by the Bozeman Fire Department to provide appropriate emergency access.
TD&H: It is understood that the Bozeman Gateway Site Z project will be installed first, but
we have added a temporary fire access road on civil sheet C3.5.
5. BMC 38.510 Block Frontage.
a. Ensure that the facades meet transparency requirements for mixed block frontage
(38.510.030.C)

b. There must be a building entrance that faces Garfield Street.
JoeArchitect: Confirmed; south-facing entrance provided with direct pedestrian
access from W Garfield sidewalk
c. Ensure that weather protection is provided over primary entries.

and west entries
6. BMC 38.520 Site Design .
a. Ensure that the crosswalks across the parking lot are contrasting materials.

b. There must be connection to the adjacent trail to the east.
TD&H: Sidewalk along south edge of parking lot reconfigured to include
connection to trail along east edge of property.
c. Pathways that are adjacent to parking require an additional two feet of walkway.
The pathway in front of the parking spaces does not meet this standard.

d. All pathways on site must be a minimum of five feet.

e. Ensure that there is three feet of landscaping between the building and sidewalk.
There is three feet separation between the north elevation corner and the
sidewalk, however, there needs to be landscaping.

f. There should be appropriate pedestrian circulation to the service enclosure.

g. Per 38.520.070, the sides and rear of the service enclosure must be screened with
landscaping at least five feet.

7. BMC 38.530 Building Design.
a. Mirrored glass is prohibited.

b. The north elevation contains a blank wall. See Section 38.530.070 for blank wall

8. BMC 38.540 Parking.
a. Provide parking calculations based on parking requirements for non-residential
uses per 38.540.050-3.

9. BMC 38.550 Landscaping.
a. Landscaping performance points are no longer a standard, however, there are
new mandatory landscaping provisions.

b. There must be 75% or greater drought tolerant species as defined by the
Montana Nursery and Landscape Association’s Drought Tolerant Plants for
Montana Landscape.

c. Parking lots with 15 or more parking spaces must have a minimum of 20 square
feet of landscaping. This needs to be calculated on the landscape plan.

d. There must be one large canopy tree for each 50 feet along the eastern trail.

10. BMC 38.570 Lighting.
