Yellowstone Orthodontics – Project Narrative
Yellowstone Orthodontics is proposed to be a 3,753 square foot, single-story building on a
28,520 square foot property within the Bozeman Gateway Subdivision P.U.D. The building
will be fully occupied by the owner for use as an orthodontics office.
At its highest point the building parapet will be 24’ above the interior finished floor, and
approximately 24’-8” above the adjacent grade.
As noted above, the property is within the Bozeman Gateway Subdivision P.U.D, and as
such, is subject to an ingress, egress and parking easement under parking is configured
across certain individual property lines. This is the case for Yellowstone Orthodontics, with
twenty-two (22) parking spaces being located entirely within the property lines, and an
additional three (3) parking spaces spanning the west and north property lines.
It is intended the building, parking and landscape will be constructed in a single phase
beginning in 2020 and concluding in early 20201.
