Pape - Oppose REMU Zoning for Blackwood GrovesFrom:Becky Pape To:Chris Mehl; Cyndy Andrus; I-Ho Pomeroy; Terry Cunningham; Michael Wallner; Agenda Date:Friday, June 5, 2020 2:41:32 PM Dear Mayor Mehl and Commission Members, As the owner of 3109 Spring Ridge Drive in Alder Creek, I vehementlyoppose, in no uncertain terms, the attempt to establish the REMU Zoningdistrict for the 117 acre proposed Blackwood Groves development alongwith the Industrial designation for Bozeman's Southeast Quadrant and theCommunity Commercial designation for Bozeman's Southwest Quadrant. These aggressive changes to an exclusively residential subdivision willutterly destroy the integrity of this established family and childfriendly neighborhood bounded by Morningstar Elementary school on theNorth and Sacagawea Middle School on the South directly abutting thisproject. How can I be certain these zoning changes will not destroy the characterof these beautiful residential neighborhoods next to and surroundingthis proposed complex project? I have been serving for 24 years on theGallatin Canyon/ Big Sky Zoning Committee as well as the Chairman of theGallatin County Tax Appeal Board for the past 6 years. As such, I haveseen, first hand, how overly extreme zoning can destroy much lovedneighborhoods, ruin the safety of existing, quiet streets, negativelypressure and harm native wildlife, and force residents to flee theirhomes as a result of crowding as prices escalate astronomically orplummet to rock bottom. If the economy stalls for any reason, thisdevelopment could change hands multiple time with no guarantees theprotections promised by the developers to residents would remain in place. Please ask yourselves, does Bozeman need another huge commercial complexnext to an area zoned R2 and R3 when Bozeman's commercial businesses,large and small, are reeling from the effects of the lock down resultingfrom the Covid 10 virus. Please direct your valuable efforts to supportthese worthwhile establishments rather than create a complex that willcompete with these existing businesses. I apologize for the length of this letter and I sincerely hope you willreject the REMU zoning along with the Industrial and Communitycomponents of the FLUM. Bad zoning can't be undone, it lasts forever.This is your opportunity to do the right thing and protect our muchloved Southside neighborhoods. We are counting on you. Respectfully submitted.
