Icon Apartment Homes at Ferguson Farm, Phase B
Icon Apartment Homes, Phase B is continuation of Phase A of Icon Apartment Homes and
consists of 120 units in seven (7) residential buildings. The buildings will include a mixture of
one, two and three bedroom units. In addition, the remainder of the park area associated with the
site master plan would be completed with Phase B construction.
The approval criteria for Icon Apartment Homes Phase B is vested under City of Bozeman
master site plan approval #17542. Before preparing this application, the applicant confirmed
with Mr. Brian Krueger via e-mail (dated 8/27/19) that master site plan vests the overall layout to
the previous version of the code. As such, the submitted site plan, its utility layouts, building
placements, and parking layout are all consistent with the master site plan approval, not
necessarily provisions of the new City code. It should be noted Building 17 was located directly
adjacent to the sidewalk to its north under the original master site plan. Given that its utility
meter placement is also on the north side of said Building 17 it needed to be moved 5 feet south
to create the necessary buffer from the sidewalk to the utility meter which resulted in the loss of
one parking space. The original master site plan contained a surplus of parking, so this necessary
change to the placement of Building 17 does not affect the adequacy of the parking lot count.
Furthermore, the building layouts and elevations are nearly exactly the same as approved with
the master site plan application. The building elevations in Icon Apartment Homes Phase B will
match the Phase A buildings exactly to provide a cohesive project. Table 1 summarizes the
proposed buildings.

In addition, it is anticipated the following approved documents will also be vested to the project:
• Traffic impact study
• Park master plan documents
• Stormwater management report
• Sanitary sewer capacity analysis report
• Snow storage management report
Furthermore, the following documentation/agreements are in place for Phase B as required by
the master site plan approval documents:
• Payback of a Twelve (12) inch sanitary sewer extension from approximately Stafford
Avenue to Cottonwood Road. The applicant has executed an agreement with the City for
payback of this main.
• Widening of south side of Babcock Road from approximately Stafford Road to Ferguson
Street. The construction of these improvements is complete except for final grading and
landscaping of the boulevard and retention basins, which is anticipated to be complete in
the spring of 2020.
• Analysis of downstream sanitary sewer capacity to determine the impact of this
development. This analysis was approved in late June of 2019 and it was determined that
no additional downstream improvements are needed as a result of the flows from this
development.
The applicant proposes to receive building permits for all buildings at one time, and proposes
phased release of each separate building during construction. A concurrent construction plan is
being submitted with this site plan application that proposes a building release plan, similar to
Phase A.
The project is anticipated to commence sometime in late Spring or Early Summer of 2020. The
goal of the project is to continue construction from Phase A and move immediately into Phase B.
At completion of Phase B, which is anticipated to be late fall of 2021, the intent will be to have
one cohesive project consisting of 336 units and associated site amenities.
