HomeMy WebLinkAbout0.1_Cover Letter_04-30-20 ® - MADISON ENGINEERING April 301h 2020 Mr. Jacob Miller Development Review Manager City of Bozeman Planning Department 20 East Olive Bozeman, MT 59715 RE: Icon Apartment Homes at Ferguson Farm, Phase B - Site Plan Application Re-Submittal (#20034) Dear Jacob: On behalf of our client, Bozeman Apartment Group LLC,we are re-submitting a Phase B Site Plan application for final review for the proposed"Icon Apartment Homes at Ferguson Farm—Phase B"Multi Unit Household Residential Development located on Lot 3A of Minor Sub 365 at 4555 Fallon Street. The Site Plan is the second phase of the previously submitted and approved Master Site Plan (17542). The DRC comments were received March 10, 2020. All comments have been addressed with this re-submittal. Access to the proposed development will be from Fallon Street,West Babcock Street,and Resort Drive. Site improvements include public water, sewer and roadway extension,parking, drive lanes, sidewalks, trash enclosures, landscaping and storm water facilities are proposed. Public improvements will be within the appropriate public right of way/utility easements. Due to COVID-19, physical plan sets and application copies are not being submitted at this time and can be famished at a later date if deemed necessary. Included in our submittal package is one digital copy of the following items: • Resubmittal cover letter dated April 30, 2020 • Site Plan DRC Narrative Response to comment letter from March 10, 2020 • Updated plans sets—Individual sheets within the civil,architectural and landscape plan sets were revised, so all plans are submitted with this re-submittal. If a drawing was not changed,the date remains the old date. If a drawing was revised,the date is updated to April 14, 2020 in the civil and landscaping sets and May 4, 2020 in the architectural set. All requested changes are discussed in detail and their respective drawing sheet numbers called out in the Site Plan DRC Narrative Response letter. However, it should be noted that two additional items were revised that were not called out in said DRC comment letter. o A connection sidewalk from the parking lot in the southeast portion of the site to the sidewalk along Resort Drive was modified. It was noticed that in order to maintain a slope less than 5%,the sidewalk needed to be lengthened. The civil and landscaping sheets have been updated with this change.
