Project Narrative – 423 West Curtiss St
The proposed project is to add a ground level Accessory Dwelling Unit (ADU) at the subject property.
The Main house is owner occupied. The existing garage will be removed. The roof will be a simple gable
that matches the pitch to main house (south elevation) gable roof. The siding will be cedar with a natural
stain (matching lap size to main house and wood color to front porch). Roofing shingles will be dark
charcoal color matching existing. Windows to be Milgard Montecito series vinyl (or equiv.) with insulat-
ed glass. Exterior doors are to be Milgard Montecito series (or Therma Tru fiberglass) insulated full glass
doors (or equiv.) and painted to match window colors. All exterior light fixtures are to be down directed
to assure no night sky pollution.

1) Lot area of 6,072 sq ft, (min requirement 5,000 sq ft)
2) Building 422 sq ft (less than 600 sq ft)
3) One off-street paved parking spot
4) R2 Zoning
