PROJECT: Audrey's Pizza Site Design and Modification Application
Issued under the authority of Urban Renewal District Term Contract Professional
Services Agreement with Sanderson Stewart for Architectural and Engineering
Services.
This Task Order is dated August 5, 2019 between the City of Bozeman Economic
Development Department and Sanderson Stewart (Contractor).
The following representatives have been designated for the work performed under this
Task Order:
City: David Fine, Urban Renewal Program Manager
Contractor: Danielle Scharf, Sanderson Stewart
SCOPE OF WORK: The scope for this task order is detailed in the attached City of
Bozeman Urban Renewal District Scope of Work — Task Order Number MID20-003.
COMPENSATION: Sanderson Stewart will bill for its services on a lump sum basis with
a project total of$7,500.00. Sanderson Stewart shall submit invoices to the City of
Bozeman for work accomplished during each calendar month. The amount of each
monthly invoice shall be determined on the "percentage of completion method" whereby
Sanderson Stewart will estimate the percentage of the total work (provided on a lump
sum basis) accomplished during the invoicing period. The provisions of the Professional
Services Agreement shall govern the Work.

Audrey's Pizza Site Design and Modification Application

Sanderson Stewart is pleased to provide this scope of work for design services for site design and a modified
site plan application for Audrey's Pizza on the northeast corner of 7th Avenue and Aspen Street in Bozeman,
Montana. This work is to be done as a part of the Urban Renewal District term contract for architectural and
engineering services. The design work will be provided by C&H Engineering and Surveying,Inc.,as shown
by the attached scope/fee. Sanderson Stewart will provide oversight and coordination of the design effort,
particularly as it affects adjacent projects (Aspen Street Improvements and Aspen Crossing).
We understand the project generally includes updating the original topographic survey;preparing a site
grading,drainage and utility plan for the proposed storm drain improvements;and preparing a Site Plan
Modification application to the City of Bozeman. A detailed list of assumptions and scope of services for the
project are outlined below.
Scope of Work:
Phase 1-Project Management and Coordination
This phase of the project will include project initiation,scoping,and general coordination with the City of
Bozeman and C&H. Sanderson Stewart will manage the overall project on behalf of the City of Bozeman
Economic Development Department and will provide coordination with the adjacent projects noted above.
Phase 2-TopoWgphic Survey,Design and Site Plan Modification Application
See attached scope of work from C&H for a detailed description of survey and design tasks.
The following items are not expected to be needed for this project and are therefore specifically excluded
from this scope of work:
• Landscape and irrigation plans
• Construction administration,bidding and inspection services
• Construction staking
• Lighting design
• Stormwater Pollution Prevention Plan(SWPPP)permit
• Wetland permitting and mitigation
• Erosion control plans
If needed,these items will be added as a separate task order or contract amendment.
Fees and Billing Arrangements:
Phase Fee
1. Project Management(Sanderson Stewart) $2,500
2. Topographic Survey,Design and Site Plan Modification Application (C&I-1) $5,000
Total $7,500
Sanderson Stewart will bill for its services on a lump sum basis with a project total of S2,500. Sanderson
Stewart shall submit invoices to the Client for work accomplished during each calendar month. The amount
of each monthly invoice shall be determined on the"percentage of completion method"whereby Sanderson
Stewart will estimate the percentage of the total work(provided on a lump sum basis) accomplished during
the invoicing period.
Project Schedule:
The anticipated schedule for this project consists of the preliminary design within 3 weeks of notice to
proceed.

the City of Bozeman (#200000)
Dear Mike,
C&H Engineering and Surveying Inc., (C&H Engineering) appreciates the opportunity to present
this proposal for Land Surveying and Civil Engineering services for the above referenced
project. The project, as I understand it, is to conduct a topographic survey, prepare a site grading,
drainage and utility plan, and a Site Plan Modification application to the City of Bozeman.
A previous topographic survey was conducted by C&H Engineering in January of 2018;
however, the property has undergone recent construction. As a result, a subsequent re-survey is
required to identify exiting conditions at the property. The site grading and drainage plan will
show the proposed stormwater facilities, parking areas, driveways, as well as proposed and
existing utility lines.
The site grading and drainage plan will be included with the Site Plan Modification application.
If required by the City, a stormwater design report will be prepared with supporting calculations
and also included in the Site Plan Modification application. A proposal for construction services
(staking, inspection, certifications, etc.) will be provided once City approval is received.
C&H Engineering would like to proceed on this project on a percent-complete basis with the
following estimated costs.
Design of Project and Infrastructure
1. Topographic Survey....................................................................................................$1,500
2. Site Grading, Drainage, & Utility Plan.......................................................................$2,400
3. Stormwater Design Report(if required)........................................................................$600
4. Site Plan Modification Application...............................................................................$500
Civil/Structural Engineering and Surveying
This proposal does not include any off-site improvement design that may be required by the City,
plan review fees, outside testing agency fees not specified, printing fees, or other permits that
may be required for construction. The Site Plan Modification City review fee is estimated to be
$295.

I understand and agree that payment for all goods and services is due in fill immediately upon delivery and that any
unpaid balance will be charged 1.25%per month for accounts over 30 days. Expenses for reproductive work,
travel, mileage, and other consultants will be billed at direct cost. Should this account become delinquent and result
in a collection process, I will be responsible for, but not limited to, the principal amount, collection agency fees,
attorney fees, and other court costs.
