Tomlimson - Mountain Vista Subdivision Application 19460From:Jacob Tomlinson To:Danielle Garber; Agenda Cc:tntmontee@gmail.com; Becker, Katie; Andy Becker Subject:Mountain Vista Subdivision Application 19460 Date:Sunday, May 3, 2020 8:46:29 PM Attachments:C1.0 Overall Site Plan 02-20-2020 - Jacob Tomlinson Markup.pdf Dear Ms. Garber and the Bozeman Community Development committee, I am writing to you to express my concerns regarding the 19460 Mountain Vista subdivision application, which proposes building 25 multi-story dwelling units in the area of 2928 W.Babcock. As a Montana native and a Bozeman resident of 12 years, I have watched the Gallatin Valley come under attack by developers whose apparent goal is to squeeze cookie-cutter homes intoevery available square foot. Monotonous rows of identical homes and condos are erasing the unique and diverse beauty that Bozeman once represented. I now urge you to please stem thetide of heedless urban sprawl. In the attached PDF, you will find multiple Municipal and International Fire Code regulations that this development will violate, thereby putting at risk surrounding residents such as myfamily and me. According to the attached site plan, Michael Grove Avenue is approximately 36 feet wide. If you have ever driven down that street, you will know that it is already congested with vehiclesparked on both sides of the street. Many residents of Michael Grove Avenue are college students and younger folks beginning their careers, which will likely be the case withnumerous residents of this proposed development. Given that the proposed streets in the Mountain Vista subdivision will be less than 20 feet wide, it is difficult to imagine how anyemergency services could effectively gain access to these dwellings, especially without the required secondary emergency access to the subdivision. This oversight leaves me concernedfor my family’s and neighbors' safety. I have the utmost confidence that the officials in Bozeman’s Department of Community Development, who have been duly elected and appointed by the citizens in our community, will extend the level of care that Bozeman families deserve and will, therefore, properly consider and address the concerns I have raised here and in the attached document. Thank youin advance for your consideration. Sincerely, Jacob Tomlinson
