ROAD IMPROVEMENTS
A. Description:
This project is proposing a 30' wide TBC-TBC paved looped alley with two access driveways
connecting to Meagher Avenue. The southern approach off of Meagher is approximately 140 feet
from the intersection of Babcock and Meagher. The northern approach is approximately 130 feet
from the intersection of Broadwater and Meagher. Please see attached sheet C4.0 for alley plan
and profile information.
B. Access to Arterialls:,
There will be no direct access to arterial streets.
C. Modification of Existing Streets:
The only modification to existing streets will be at the driveway alley approaches on Meagher
Avenue. The existing curb will be saw-cut to allow for two residential driveway alley approaches.
D. Dust:
The alley will be paved to eliminate the need for dust control.
E. Pollution and Erosion:
All storm water flow will be directed to a grassy retention pond via curb and gutter. All other
areas will be seeded to grass to prevent erosion.
F. Utilities:
Existing utilities, i.e. phone, power, gas are currently located along Broadwater to the east of this
project and along Babcock to the east of this project site. Currently communication lines are
installed along the north side of Babcock. Correspondence with Northwestern Energy and
CenturyLink has occurred and both have capacity to serve this development. Attached is
correspondence from CenturyLlnk, and a preliminary routing of power/gas from NWE.

MAINTENANCE OF PRIVATE COMMON SPACE AND PRIVATE ALLEY WAY
Private Common Space
As per the Conditions, Covenants and Restrictions, the Private Common Detention Area shall be
maintained by the Homes at Bridger Peaks Estates Owners Association. This maintenance shall
include but not be limited to irrigation, mowing, weed prevention, and repair and replacement
when and if necessary. This maintenance will be done on a regular basis as necessary per
season.
Private Ailey Way
As per the Conditions, Covenants and Restrictions, the Private Alley shall also be maintained by
the Homes at Bridger Peaks Estates Owners Association. This maintenance shall include but not
be limited to snow removal and clearing in the winter, sweeping or cleaning, sealing and repair
or replacement when and if necessary. This maintenance will be done on a regular basis as
necessary per season.
As per the Conditions, Covenants and Restrictions, the curb on both sides of the Private Alley
Way shall be painted red and signed as 'No Parking'. No parking shall be allowed on either side
of the Private Alley Way at any time. The interior curb radii have been increased to 20' to allow
through passage of a fire truck and school bus. This signage and curb painting shall be
maintained by the Homes at Bridger Peaks Estates Owners Association.
