1. As per Sec.38.350.050. A front porch may only encroach up to 5’ into front setback, please show
on site plan how your application meets this standard.
Front porch has been reduced in size. Encroachment into setback is dimensioned on site plan.
2. Please provide gross square footage of ADU to calculate coverage requirements.
Gross square footage of ADU has been added to the cover sheet
1. Ch. 2, H. Materials: “Building materials of new structures and additions to existing structures
should contribute to the visual continuity of the neighborhood. They should appear similar to those
seen traditionally to establish a sense of visual continuity.”
The use of Bonderized Steel as a primary siding materials appears to conflict with the Design
Guidelines use of “traditionally used materials”. Consider using Bonderized Steel as a secondary
siding material.
The siding has been changed to pre painted standing seam metal siding. This material is similar in
form and scale to board and batten siding. See elevations.
2. Ch. 2, G- Solid to Void Ratio: “Use a ratio of solid-to-void that is similar to that found on historic
structures in the district.” Consider adding additional windows along front façade in a pattern that
appears more traditional in the neighborhood.
An additional window has been added to the front facade (see elevations). Also, the concern of the
design guidelines seems to be excessive glass, not deficient glass (see below).
Large surfaces of glass may be inappropriate. Divide large glass surfaces into smaller panes similar
to those seen traditionally.
Using too much glass in areas visible from the street is out of character in a residential
neighborhood. The two example images convey a concern for excessive glass as well.
That being said, the solid void ratio has been decreased.
