Mendenhall consists of two historic architectural features: a single-family residence and a two-stall garage. An additional, modern detached two-stall garage is at the north end of the lot. Feature 1 is the house, built between 1891 and 1904. The house is a wood-framed, single-story structure with the primary façade facing south. It has been extensively remodeled and it is unclear how it may have appeared historically. The building has an irregular rectangular footprint and a concrete foundation. The roof has a complex shape, with a hipped central portion and cross-gables. The roof is clad in asphalt shingles. The exterior is clad in stucco, with wood shingles in the gable ends. The primary façade faces south onto W Mendenhall St. and is dominated by a wide, low-pitched gable front that overhangs the east and west bays; a centered projecting bay is flush with the face of the gable end. The primary entrance is recessed and located at the west end of the façade. It is accessed by three concrete steps leading from the west side of the property. The concrete stoop has a metal fence, with concrete-capped brick piers. The piers match those that form a perimeter fence around the rear yard. To the west of the doorway is a modern window with two-over-two fixed lites. Centered in the façade, and flush with the front gable, is a large picture window flanked on each side with a window with three fixed lights. At the east end of the façade are two four-lite windows, recessed under the overhang of the gable front. The southeast corner of the house is beveled, and contains a single-lite window with a smaller rectangular window directly above. The east elevation has five small fixed-lite modern windows set high under the eaves. The west elevation has a wood shingled gable- end, and a projecting, nested gable addition, likely a vestibule containing a rear entrance. There are two tall, narrow fixed lite modern windows, and a window with four fixed lites sheltered by the gable overhang near the side steps to the porch. A brick fence separates the front of the house from the back and side yards, and an iron gate is set between two capped brick posts. It is noted in the records that between 1927 and 1943 additions were made to convert the structure to a duplex. At a later, unknown date, the property was re-established as a single-unit dwelling. Feature 2 is a gable-front, wood-frame, rectangular garage, clad in stucco with an asphalt-shingled roof. It has two stalls, each with four-lite windows set in a wood paneled sectional garage door. The garage opens to the driveway at the east side of the house onto W. Mendenhall. Built in 1938, it has been altered by the application of stucco and a brick post affixed to the west side of the south elevation. Directly behind the small garage, to the north, is a large modern wood-frame, shed-roof garage with two double bays opening on the west elevation, with access leading to the alley. The building is clad in horizontal wood board-and-batten siding; the roofing material was not visible. The site is in good condition. Between 1927 and 1943 additions were made to the front and rear on the west side of the house. The property was recorded in 1984 by James R. McDonald, and listed at that time as a double-family residence. Alterations since have restored the property to a single-family residence, used also as a business address for the owner’s land and cattle company, converting it to a duplex. The property was recorded by James R. McDonald Architects in 1984. At that time, it was considered a “an intrusive element within a potential historic district.” Since then, further extensive changes have altered the property, affecting the integrity of design and materials of the historic residence. Although the site is in good condition overall, Metcalf finds that it does not retain sufficient integrity to convey its historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 519 W MENDENHALL ST Site Number: 106 HISTORY OF PROPERTY Prior to construction of the residence here, William H. Tracy purchased this property from the United States on June 15, 1872. He platted the land as Tracy’s 2nd Addition on May 16, 1883. Charles Hoffman acquired this property on July 14, 1886. Charles Hoffman was born in Niles, Michigan in 1846. He joined the army before 1863 and was posted at Fort Randall, in what is now South Dakota. In 1866 he was transferred to Fort Buford and was given the position of sutler, a civilian merchant who sells non-military goods to the army. He was transferred to Fort Ellis near Bozeman, Montana and continued to work as a sutler at his new post. In 1869, Charles married Elizabeth Byron Penfield in Buffalo, NY. The couple settled in Bozeman, first living on Main Street, and then at 19 S. Tracy Avenue. Elizabeth Bryan Penfield was born in 1841 in Penfield, New York. Elizabeth was an active member of Bozeman society and St. James Episcopal church (The Anaconda Standard 11 August 1916). Charles and Elizabeth had two children, May and Eugene. May died as a child from scarlet fever (The Avant Courier 23 October 1879). Charles Hoffman had a varied career in banking, mining, farming, horse breeding, and stock raising (Adventurethroughtime.org 2016). He became very involved in Montana politics, serving as Gallatin County Commissioner, alderman of the city, a member of Montana’s first State Senate, president of successive sessions, and was appointed quartermaster general of Montana Governor Leslie’s staff in 1888 (The Anaconda Standard 15 May 1923). In 1916, tragedy struck the Hoffman family. Elizabeth died on August 10 in Bozeman of nephritis (Ancestry.com 2017). Eugene, their son, died on September 1, 1917 in Washington, D.C. after a short but severe illness. Charles remarried in 1918 and shortly after moved to Los Angeles, California. In 1923, Charles died in Los Angeles. His body was brought back to Montana and he is buried with his first wife and children in Sunset Hills Cemetery in Bozeman, MT. (Findagrave.com 2004). Eugene Hoffman was the son of Charles and Elizabeth Hoffman, and he took over ownership of this property on December 3, 1891. Eugene was born on December 3, 1870 in Bozeman. He graduated from Gallatin County High School. He married Ellen Gottschalck on June 18, 1902 in Bozeman. They moved to New York so Eugene could attend law school at Columbia University. After graduation, he practiced law in Buffalo, New York, then came back to Montana and practiced law in Bozeman and Helena. They moved to Washington D.C. where Eugene worked for the reclamation department for many years (The Anaconda Standard 3 September 1917). Eugene died on September 1, 1917 in Washington, D.C. and he is buried with his parents in Sunset Hills Cemetery in Bozeman (Findagrave.com 2004). Amanda G. Phelps purchased the property on March 30, 1898. Amanda G. Hoyt was born in Pennsylvania to Zeno and Annie (Workinger) Hoyt. Amanda Hoyt married Homer Phelps on September 3, 1891 in Helena, MT. (Ancestry.com 2016). Homer Phelps was the president and manager of The Commercial School Inc. in Bozeman briefly (R. L. Polk & Co, 1912), departing Bozeman after 1912. By 1920, the Phelps family was living in California (Ancestry.com 2010). Homer Phelps died on July 18, 1938 and Amanda Phelps died on February 27, 1966, both in San Francisco (Ancestry.com 2010). Phelps owned the property until 1910, when they sold it to Henry Gant. Henry Oliver Gant purchased the property on December 13, 1910. Henry Oliver Gant was born on March 17, 1857 in Missouri, and came to Montana Territory in 1880. He farmed on Middle Creek until 1908 when he retired to Bozeman (The Butte Miner 10 May 1917). Henry Gant married Katherine Bowersox on January 10, 1886. Catherine “Katherine” Bowersox was born on January 22, 1849 in Snyder County, Pennsylvania. Henry died on May 8, 1917 in Bozeman, MT. (Ancestry.com 2001). Katherine died on November 23, 1936 in Bozeman, MT and is buried with Henry Gant in Sunset Hills Cemetery in Bozeman, MT. (Findagrave.com 2004). Jonah A. Orr purchased the property from Gant on December 14, 1911. Jonah A. Orr was born on December 7, 1874 in Wingo, Kentucky to C.T. and Alice Orr, and he moved with his parents to Missouri. Jonah married Pearl Hunt on October 5, 1901 in Bozeman, MT. (Ancestry.com 2017). Pearl Hunt was born on June 23, 1882 in Missouri. While living at this residence, Jonah was Vice President of Ellis, Brandley & Co., a firm that sold hardware, agricultural implements, and harnesses (R. L. Polk & Co 1912). Jonah Orr was a member of the Odd Fellows, the Rebekahs, the Modern Woodmen, the Yeomen, and the Firemen lodges (Bozeman Daily Chronicle 28 January 1919). Jonah died from influenza on January 23, 1919 (Ancestry.com 2001) and is buried in Sunset Hills Cemetery with his wife Pearl who died on January 10, 1979 (Findagrave.com 2004). Martha E. Harper purchased the property on February 28, 1916. Martha Condin was born on June 1, 1855 in Martinsville, Illinois to Henry and Belvaretta (Filis) Condin (Ancestry.com 2017). Martha Condin married Jesse Hollenbaugh on October 19, 1876 in Andrew, MO (Ancestry.com 2007), but was a widow and living in Bozeman, MT at the young age of 25 years by 1880 (Ancestry.com 2010). Martha married John Harper on July 26, 1882 in Bozeman (Helena Weekly Herald 10 August 1882). John Harper was born in 1845 in Lawrence County, New York. John arrived in Bozeman in 1870, and worked as a blacksmith for a time, later ranching out of town. Martha and John and their two children lived on this ranch for 28 years, until his death on June 16, 1913 (The Anaconda MONTANA HISTORIC PROPERTY RECORD PAGE 4 History of Property Property Name: 519 W MENDENHALL ST Site Number: 106 Standard 18 June 1913). Martha moved into town and purchased this property in 1916. Martha died on May 29, 1932 in Monrovia, California where she had resided since c. 1919. Martha’s body was transferred back to Bozeman for burial (Monrovia News-Post 31 May 1932) in Sunset Hills Cemetery with her husband John Harper (Findagrave.com 2004). Florence Mae English purchased the property from Martha Harper on June 10, 1927. Florence Mae Fisher was born on February 11, 1893 in Hoople, North Dakota to Benjamin and Mary Ann (Bissette) Fisher. Florence married Samuel George English on February 22, 1919 in Lanigan, Canada. George English was born on March 8, 1891 in Walberswick, England (Ancestry.com 2017). They farmed in Canada for a few years and then returned to the United States on November 22, 1923, settling in Bozeman, MT. Samuel “George” was a sheet metal worker in Bozeman and eventually owned his own sheet metal company (R. L. Polk & Co 1927-1956). Florence was the past president of the American Legion Auxiliary and a member of Rebekahs and Daughters of the Nile (Gallatin County Tribune 19 April 1973). George died on August 27, 1975 and Florence died on April 7, 1973 in Bozeman, MT. They are buried in Sunset Hills Cemetery in Bozeman, MT. (Findagrave.com 2004). Reta E. Carter, the daughter of Florence and George English, assumed ownership of the property briefly during probate. Henry T. and Peggy G. Jacobs purchased the property on August 6, 1976. The current owner of the property, as of November 2019, is the Sinton Land and Cattle Company LLC. Two addresses are on record for this property: 519 West Mendenhall Street and 617 West Mendenhall Street (1904 and 1912 Sanborn Maps). Table 1. McDonald Architects. At that time, he considered the structure “an intrusive element within a potential historic district.” Since then, further extensive changes have altered the property, affecting the integrity of design and materials of the historic residence. Although the site is in good condition overall, Metcalf finds that it does not retain sufficient integrity to convey its historic character. The site has been evaluated against the NRHP Criteria. It is found to lack individual significance for association with events that have made a contribution to the broad patterns of our history under Criterion A. None of the known associations with past owners of the property qualify as significant under Criterion B. Under Criterion C, the site has experienced modifications that affect integrity such that it is no longer a strong representative example of a type, period, or method of construction. Under Criterion D, the site is not likely to yield information that would contribute significantly to our understanding of the past. Metcalf recommends the property not eligible for inclusion in the NRHP. Metcalf further recommends that if like-structures observed in the vicinity are found to constitute a potential district, this site would not contribute to its eligibility. MONTANA HISTORIC PROPERTY RECORD PAGE 11 Integrity Property Name: 519 W MENDENHALL ST Site Number: 106 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The site is in good condition, overall. However, extensive alterations have occurred to the property both before and since the 1984 survey of the site. In particular, the application of stucco to both the house and the 1938 garage has obscured the details of the original structures. Windows have been replaced in unsympathetic styles and added in non-original locations. Several additions have altered the roofline and exterior appearance of the house. These alterations to the original house and garage have compromised integrity of design, setting, and feeling. Use of modern materials has affected integrity of materials and workmanship. Intact are the aspects of location and association. Metcalf finds the site no longer retains sufficient integrity to convey historic character. Furthermore, if like structures in this area were to be considered as a potential historic district, Metcalf would recommend this property to be non- contributing.
