The house is a 2 story wood-framed house that has been converted to commercial use. Sometime between 1912 and 1927 the house went from 1.5-stories to 2 stories, and a porch was added to the rear, south side of the house. Photographs taken during the 1984 survey indicate that the former low-pitched gable-front single-story enclosed front porch of the house had since been rebuilt as the prominent projecting two-story gable front on the north façade. The house has a T-shaped plan with a concrete foundation. The roof is cross gabled and covered in asphalt shingles. The exterior walls are clad in horizontal synthetic wood siding that most likely was part of the 2018 remodel. There are also wood shingles in the gable apex. Shingles have also been used as skirting along the rear entry enclosed porch roofed extension. The primary façade faces north onto W Mendenhall St and consists of a gable-front with banked one-over-one-lite modern windows on the first and second stories. The primary entrance is located on the west elevation, in an enclosed shed-roofed side porch with a fixed picture window on the north side and double hung windows on either side of the outer entryway. At the south end of the elevation is a shallow, projecting gable end with numerous windows in the first and second stories. Most of the original openings are intact but all of the windows are modern replacements. Windows throughout the house include sliding, fixed and double hung, and all are vinyl. The east elevation contains a similar gable at the north end, with multiple window openings. There is a shed-roofed addition to the south (rear) elevation at the southeast corner. This addition contains a secondary entry accessed by a raised deck. There are shoulder-height sliding windows on the east side of the addition, as well as to the west of the doorway. Additional one-over-one-lite windows are at the west end of the south elevation. There are no window openings on this elevation within the upper story. The site is in excellent condition. Vegetation includes a small mature deciduous tree in the northwest corner of the front lawn, a large mature deciduous tree in the southwest corner of the property, and a large mature coniferous tree in the southeast corner of the property. An asphalt driveway leads from W Mendenhall St along the western edge of the property and runs all the way to the back of the property, to the south end, and ends in a parking lot for customers. The property was first recorded in 1984 by James R. McDonald Architects. At that time, it was considered an “intrusive element within a potential historic district.” Metcalf has reassessed the integrity of this site and finds it has experienced alterations over time, including the loss of historic windows and siding. Overall it is in excellent condition, but due to its extensive remodeling it does not retain sufficient integrity to convey historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 416 W MENDENHALL ST Site Number: 099 HISTORY OF PROPERTY William H. Tracy purchased this property from the United States on June 15, 1872. He platted the land as Tracy’s 1st Addition in 1872. Enoch Douglas Ferguson purchased this property from William H. Tracy on August 23, 1879, prior to construction of the residence. Enoch Ferguson sold the property back to William H. Tracy on January 18, 1895. Both Tracy and Ferguson were prominent Bozeman developers. Ferguson was also a member of the Yellowstone Expedition out of Bozeman, MT in 1874. He served as master of the Bozeman Masonic Lodge #18 and was a charter member of the local chapter of the Eastern Star. He was one of the first primary teachers in Bozeman and served as a member of the City School Board for 17 years. Enoch died in 1922. Tracy sold the property to well-known local builder Elmer Bartholomew on February 1, 1901. The residence on this property was built by Elmer Bartholomew between 1901 to 1903 based on Sanborn maps and the Gallatin County deed record considerations (Sanborn Map Company Jan 1904). Elmer L. Bartholomew was born on April 6, 1878 in East Troy, Walworth County, Wisconsin. Elmer and his brother were building contractors and built many houses in Bozeman. Elmer married Cora V. Walker on January 19, 1911 in Bozeman, Montana (Ancestry.com 2017). Cora Walker was born on February 9, 1890 in Augusta, MT to Charles and Emma (Brown) Walker. Cora died on February 23, 1947 in Bozeman, MT (Ancestry.com 2017). Elmer died in 1965 in Phoenix, Arizona where he had been living for the previous two years. They are buried together in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004). Lydia Briggs purchased the property on October 5, 1908. Lydia (Liams) Briggs was born on August 7, 1846 to Thomas and Mary Polly Liams. Lydia married Lafayette S. Briggs on March 9, 1873 in Portland, Michigan (Ancestry.com 2015). Lydia and Lafayette Briggs came to Montana Territory in c. 1881. They initially lived and worked on a ranch on the Madison river near Ennis, MT. Lafayette’s primary interest was the stock business. At his death in 1915, Briggs had a large holding of land in the Gallatin Valley (The Anaconda Standard 13 November 1915). Lafayette and Lydia owned the residence on this property from 1907 until their deaths in 1915 and 1918, respectively. However, they are listed in City Directories from that period as residing at 538 W. Mendenhall and it is likely this was an income-producing property. Lafayette died on November 10, 1915 and Lydia died on September 16, 1918. They are buried in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004). Loula G. Stafford purchased the property on January 17, 1927. Loula Gordon was born on August 26, 1876 in Lafayette County, Missouri to George and Nancy Gordon. She came to the Gallatin Valley in c. 1906. Loula was active in civic work and a member of the Josephine Hepner Chapter No. 89, Order of the Eastern Star (The Independent-Record 21 January 1953). Loula married Ambrose Hill Stafford on March 12, 1902 in Corder, MO. Ambrose Hill Stafford was born on April 11, 1877 in Wyaconda, MO to James and Bettie Stafford (Ancestry.com 2017). Ambrose was a farmer, rancher, life insurance salesman, president of the Montana Farm Bureau Federation from 1921 to 1923, and Commissioner of Agriculture in Montana from 1929 to 1935 (The Great Falls Tribune 15 December 1949). He later worked in real estate in Bozeman (R. L. Polk & Co 1942). Ambrose died on December 13, 1949 and Loula died on January 8, 1953 in Bozeman, Montana. Loula and Ambrose Stafford are buried together in Sunset Hills Cemetery in Bozeman (Findagrave.com 2004). Loula and Ambrose Stafford lived in this residence, except when they lived in Helena during Ambrose’s term as the State Commissioner of Agriculture from approximately 1930 to 1935 (R. L. Polk & Co 1935). They sold the property on October 11, 1944. Fred and Gertrude Lehman purchased the property on April 7, 1948. Gertrude Mae MacNeely was born on September 29, 1886 in Mapleton, Iowa. She married Fred Lehman on January 9, 1909 in Bozeman. Fred A. Lehman was born on July 9, 1886 in Ottumwa, IA. He came to the Gallatin Valley in the early 1900s and first lived in Belgrade and Manhattan before moving to Bozeman. Fred was a grocer until he retired in 1957 (The Billings Gazette 9 July 1966). The Lehmans sold the property to Dora Burrell on June 18, 1954. Fred died July 7, 1966 in Bozeman. Gertrude died shortly after Fred, on December 21, 1966 (The Great Falls Tribune 30 December 1966). They are buried next to one another in Meadowview Cemetery in Manhattan, MT (Findagrave.com 2004). Dora S. Burrell purchased this property on June 18, 1954. Dora Selby was born on March 9, 1882 in Missouri. Dora Selby married Dr. Albert Perry “A.P.” Harrison on March 15, 1905 in Bolivar, MO (Ancestry.com 2007). They had a daughter, Midora, on February 26, 1910 (Ancestry.com 2001). Dr. Harrison died on November 21, 1912 at the age of 39 and is buried in Elmwood Cemetery in Mexico, MO (Findagrave.com 2004). Dora married Guy Burrell on June 5, 1917 in Jackson, MO (Ancestry.com 2017). Guy Burrell was born on July 18, 1881 in Humansville, MO and died on April 19, 1954 in Marshfield, MO. He is buried in the Humansville Cemetery in Humansville, MO (Findagrave.com 2004). Dora made her way to Montana and purchased this property in 1954. Dora Burrell died on July 10, 1975 in Bozeman, MT and is buried in Sunset Hills Cemetery in Bozeman (Findagrave.com 2004). The property was purchased by Dora Burrell’s daughter, Midora Cox on October 23, 1968. Midora was born on February 26, 1910 in Coldwater, Kansas to Dora (Selby) and A.P. Harrison. Midora married Clyde Cox on January 27, 1933 in Aurora, KS (Ancestry.com MONTANA HISTORIC PROPERTY RECORD PAGE 4 History of Property Property Name: 416 W MENDENHALL ST Site Number: 099 2007). Midora and Clyde moved to the Bozeman area in the 1930s. Midora worked as a bookkeeper for the Ford Motor Company in Bozeman, and was the proprietor of Eagle Cleaners and Highland Trailer Court (The Bozeman Daily Chronicle 4 March 1999). Midora developed and built, along with her son Robert, the Wheel In at Four Corners, MT. The Wheel In was a self-service gas station and store (Legacy.com 2011). Midora died on March 31, 1999 and is buried in Sunset Hills Cemetery in Bozeman (Ancestry.com 2001). Robert Clyde Cox, the son of Midora Cox, was added to the deed on March 26, 1985. Robert became sole owner of the property on February 8, 2001. Robert Cox was born on March 3, 1946 in Bozeman and was adopted by Clyde and Midora Cox. He attended Gallatin County High School and Montana State College, with a focus on accounting. In the 1970s he built and developed, with his mother Midora Cox, the Wheel In. Robert Cox died on December 19, 2011 and is buried at Sunset Hills Cemetery in Bozeman (Legacy.com 2011). Robert Clyde Cox sold the property to Suzy Hall on December 6, 2002. The current owner of the property, as of February 2020, is 416 Mendenhall LLC. Table 1. McDonald Architects. At that time, it was considered an “intrusive element within a potential historic district.” Metcalf has reassessed the integrity of this site and finds it has experienced alterations over time, including the loss of historic windows and installation of contemporary siding at odds with its original style. Most notable, however, is the expansion of the enclosed front porch into an extension of the two-story gable-front. Overall it is in excellent condition, but due to its changes it does not retain sufficient integrity to convey historic character. This site has been evaluated against the NRHP Criteria. It is found to lack individual significance for association with events that have made a contribution to the broad patterns of our history under Criterion A. The site lacks association with persons of historical significance under Criterion B. Under Criterion C, the site does not retain sufficient integrity to convey its association with a particular style and period of construction. It was once representative of turn-of-the-century housing seen throughout central Bozeman, but has undergone modifications that affect the integrity of design, materials, feeling, workmanship, and setting. Under Criterion D, the site is not likely to yield information that would contribute significantly to our understanding of the past. Metcalf recommends this site not eligible for inclusion in the NRHP. Furthermore, if like-structures observed in the vicinity constitute a potential district, Metcalf recommends this site would not contribute to its eligibility. MONTANA HISTORIC PROPERTY RECORD PAGE 10 Integrity Property Name: 416 W MENDENHALL ST Site Number: 099 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The site is in excellent condition, overall, however integrity has been lost. Additions to the house, most notably the expansion of the front enclosed porch to a two-story gable front, along with the replacement of historic windows and application of modern siding that is not consistent with the building’s historic architectural style, have cumulatively affected integrity of materials, design, workmanship, and feeling. The site no longer conveys historic character.
