This property consists of one historical architectural feature: a 1.5-story wood-framed house built in 1914. The house is constructed in
the Craftsman bungalow style. It has a rectangular plan with a concrete foundation, which is obscured by lattice skirting. The roof is
gabled with a front facing gable porch and transecting gabled dormers. The roof is covered in asphalt shingles and a brick chimney
pierces the ridgeline near the north end of the structure. The gable ends have wide overhanging eaves with decorative brackets. The
exterior walls are clad in narrow lap siding, with wood shingles in the gabled front and gabled dormers. A rear exterior staircase on
the north elevation that leads up to a second story entrance suggests it may be a rental property with multiple units.
The primary façade faces south, onto W Lamme St. The front façade contains a centered entry within a full-width gable-roofed front
porch, which is accessed by concrete steps. The porch is supported by a cluster of three square columns at the east and west ends. The
windows flanking the entry on the south façade are original, and consist of large picture windows with six-over-one-lite side lites and
a 10-lite transom above. The front door is not original and neither is the picture window with side casements located in the apex of the
gable in the upper half story. This window is a modern replacement.
A boxed bay window is located on the west elevation and contains a large six-lite window with single-hung side lites. Two shoulder-
height divided-lite windows are to the south end of the elevation and a pair of one-over-one-lite windows is further north. Basement
lites are also visible and are modern, with deep corrugated metal window wells. A modern window is located in a small shed-roofed
dormer at the north end of the roofline, and a pair of single-hung windows is centered in a gabled dormer also in the upper half story.
The east elevation contains an identical dormer, as well as a variety of window types and sizes on the first story.
The north (rear) elevation faces a paved parking area and is dominated by an exterior wood staircase that leads to the upper half story
where a modern side-hung door is centered in the gable end. On the first story, there is a nine-lite side-hung door at the west end,
accessed by a flight of wood steps and covered by a gabled awning supported by four square posts. There appears to be a basement
entrance as well, obscured by a concrete retaining wall.
To the west and north of the house is asphalt pavement shared with other surrounding businesses and homes.
The site is well maintained. Vegetation in the front yard includes tall grasses on either side of the entry, deciduous bushes along the
east and west elevations, and large mature deciduous trees to the south of the public sidewalk.
The site is in excellent condition, overall. However, modifications to the windows and their openings are notable and affect integrity
of materials, design, and to some extent workmanship.
The property was first recorded in 1984 by James R. McDonald Architects. At that time, the property was considered a “contributing
element within a potential historic district.” The site remains in excellent condition, and Metcalf concurs with the previous
recommendation that despite alterations to the windows on the house the property still conveys its historic character and is a
contributing element in the potential historic district of the Tracy’s 3rd Addition. In comparison to houses of similar age and style in
the immediate vicinity, this particular property is a strong representative example of its type.

HISTORY OF PROPERTY
William H. Tracy purchased this property from the United States on June 15, 1872. He platted it as Tracy’s 3rd Addition on May 16,
1883. There was an Addition Rearrangement C-18A on December 6, 1976.
Stephen B. and Catherine Hutchinson purchased this property from William Tracy on December 28, 1892, long before construction of
the house here. Stephen Baker Hutchinson was born on December 17, 1843 in Ceresco, Michigan to Asa and Harriet Hutchinson. In
1874, he came to Montana, settling first in Gallatin County and then moving to a ranch just south of Logan, MT about a year later.
Stephen married Catherine Murphy on February 10, 1880 in Marshall, Michigan (Ancestry.com 2016). Catherine “Katherine” Murphy
was born on November 15, 1847 in Canada to Nichalos and Elizabeth Murphy. Catherine died on March 29, 1917 and Stephen died
on December 26, 1921 in Logan, MT (Ancestry.com 2001, The Anaconda Standard 27 December 1921). They are buried together in
Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004).
The Hutchinsons sold the property to George Adolph Chavey on November 3, 1911. George is responsible for the erection of a
residence on this property in 1912, according to Sanborn maps and the application for water service document (Sanborn Map
Company Jan 1904, Sep 1912). He sold the property to his sister, Amelia Chavey, in October 1912.
George Chavey was born in 1876 and married Wilhelmina Silberling on March 21, 1907 in Big Timber, MT (Ancestry.com 2016).
George and Wilhelmina owned and operated a men’s clothing store in Bozeman, MT and then one in Great Falls, MT until moving to
Ketchikan, AK in 1926. In 1928, they moved to Seattle, WA where they lived until their deaths (The Great Falls Tribune 8 April
1964). Wilhelmina died on April 25, 1963 and George died on March 24, 1964 (Ancestry.com 2002).
Amelia Chavey purchased the property on October 3, 1912. She was born on April 21, 1880 in Bozeman, MT to Josephine (Isaac) and
Adolph Chavey (Ancestry.com 2001). Amelia was a bookkeeper in Bozeman, MT until her marriage to John Hammer on June 21,
1915 in Bozeman (Ancestry.com 2016). John Hammer was born on September 23, 1883 in Bergen, Norway to Christopher and Sophia
(Anderson) Hammer. John was a switchman and brakeman for the Northern Pacific Railway for 27 years. In 1916, the Hammers
moved to Livingston, and sold the property back to George Chavey on August 15, 1919 (R.L. Polk & Co. 1912, 1916). They moved
back to Bozeman around 1927 (R. L. Polk & Co 1927). John Hammer died on August 16, 1937 (Ancestry.com, 2001). John and
Amelia are buried together in Sunset Hills Cemetery in Bozeman (Findagrave.com 2004).
George and Wilhelmina Chavey sold this property to Henry I. and Chloe Bertha Jacobs on February 2, 1922. Henry I. Jacobs was born
on July 10, 1877 in Somerset, Kentucky to Frank C. and Mary P. Jacobs. Henry married Chloe Bertha Wells on December 2, 1903 in
Bozeman (Ancestry.com 2016). Chloe Bertha Wells was born on July 31, 1882 in Knob Noster, Missouri to John and Mary Jane
Wells. She came with her family to Montana when she was 10 years old (Great Falls Tribune 26 April 1935). Henry owned Barrell
Cleaners but also worked as a tailor and had a men’s clothing store in Bozeman. Henry was a trick bicycle rider in Bozeman and
Livingston (Great Falls Tribune 1 April 1958). Chloe Jacobs died on April 25, 1935 and Henry Jacobs died on March 28, 1958 in
Bozeman, MT. Henry and Chloe Jacobs are buried together in Sunset Hills Cemetery in Bozeman (Findagrave.com 2004).
Henry and Chloe Jacobs sold the property to Eugene W. and Ophia Brady on June 2, 1931. Eugene was born in Metropolis, Illinois on
December 28, 1881. Eugene worked at Forristell Cash Grocery (R.L. Polk Directory 1940). Eugene was living at 613 West Lamme
Street when he was drafted for WWII. He is described as being 5’-5” tall with brown eyes, bald head, and weighing 175 pounds
(Ancestry.com 2015). Eugene Brady died in Fallbrook, California on November 29, 1969 and was buried at the Cypress View
Mausoleum and Crematory in San Diego, CA (Findagrave.com 2004). Eugene Brady had married Ophia Ragland in 1905. Ophia
(Ragland) Brady was born in Metropolis, Illinois on December 24, 1882 to Oscar Turner Ragland and Mary Alice Ragland. She died
on December 17, 1970 in Oceanside, CA. She is also interred at the Cypress View Mausoleum and Crematory in San Diego, CA
(Findagrave.com 2004).
Dan and Josephine Kilbride purchased the property on October 6, 1943. Josephine Walker was born on March 4, 1905 to James
Walker and Mary “Ellen” (Huffman) Walker, the daughter of Martin and Annie Huffman (Findagrave.com 2004). Josephine Walker
married Dan Kilbride on September 24, 1924 in Livingston, MT. Dan Felix Kilbride was born on August 14, 1905 in East Helena,
Montana to Daniel M. and Lily Kilbride. He attended school in Three Forks, East Helena, and Townsend. Dan and Josephine owned
and operated a Texaco gas station for two years. Later, Dan was a real estate agent and broker. He also owned and operated
Bozeman’s Stockman Bar until he retired in 1968 (Findagrave.com 2004).

William Kiefer purchased the property on May 28, 1949. William was born on January 10, 1897 in Bozeman, MT to John and Mary
Kiefer. He married Elizabeth Ravet on February 11, 1920 in Bozeman, MT. Elizabeth V. Ravet was born on February 6, 1891 in
Green Bay, Wisconsin to Henry and Josephine Ravet (Ancestry.com 2001). William operated a meat market in Manhattan, MT and
Bozeman with his brother John until 1928, when he began ranching outside of Bozeman. In 1948, he moved back into Bozeman and
purchased this residence. He served as custodian for the Holy Rosary Parish church. In 1955, William went back into business with his
brother John, and they built and operated Castle Rock Inn located in the Gallatin Canyon. In 1964, William moved back to Bozeman
and lived in the city until his death on April 8, 1988. Elizabeth Kiefer died on February 6, 1991. William and Elizabeth are buried
together in Sunset Hills Cemetery in Bozeman (Findagrave.com 2004).
Robert H. and Gertrude W. Donehoo purchased the property on July 17, 1956. Robert Henry Donehoo was born on April 1, 1910 in
Owatonna, Minnesota. Gertrude was born on July 30, 1914 in the Springhill area of Gallatin County, MT to Richard P. and
Wilhelmina (Crouse) Wall. In 1916, Gertrude’s family moved to Canton, MT where she grew up and attended Johnson School, a one-
room school. She was sent to Helena, MT for high school, and graduated from Helena High School in 1932. Gertrude married Robert
Donehoo on October 20, 1933 in Wolf Point, MT. They settled in Bozeman in 1941, but left during the second World War, as Robert
was stationed in Fort Bend, KS and Salt Lake City, UT. After the war, they returned to Bozeman, where Gertrude worked at
Woolworth’s in downtown Bozeman for 20 years. Robert died on June 28, 1973 and Gertrude died on June 8, 2013. They are buried
together in Springhill Cemetery (Findagrave.com 2004).
Anna C. and James H. Radcliffe purchased the property on November 14, 1977. Anna Carlstrom was born on November 26, 1933 in
Stanford, MT to Lawrence and Bertie (Coppedge) Carlstrom. She graduated from Denton High School in 1951. Anna married James
Radcliffe and they moved to San Bernardino, CA where they lived for three years before moving back to Denton. From there, they
moved to Lewistown, where they lived and raised their family for 13 years. Anna and James moved to Bozeman and opened a real
estate business, which they ran until 2003, when they moved to Great Falls. Anna Radcliffe died on December 23, 2015 and is buried
in the Central Montana Memorial Gardens in Lewistown, MT (Findagrave.com 2004).

STATEMENT OF SIGNIFICANCE
The property was first recorded in 1984 by James R. McDonald Architects. At that time, the property was recommended a
“contributing element within a potential historic district.” Few changes appear to have been made to the property since it was first
recorded. Some of the original windows have been replaced as well as the front door, affecting integrity of materials to some extent.
However, most of the original openings remain intact.
Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or
State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been
evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site
is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district
composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey its historic association with the
Civic Phase of Bozeman’s development, which saw growing variety and refinement of residential architectural styles (RTI 2008).
Metcalf recommends further research be conducted regarding Bozeman’s Tracy’s 3rd Addition in order to evaluate district potential.
