The site consists of two historical architectural features: a 2.5-story Queen Anne house built c. 1905 and a detached single-stall garage
built c. 1930. The house is a strong example of the Queen Anne style, retaining several character-defining features slightly more
ornate than others in the immediate vicinity. The house is wood-framed, with a truncated-hipped roof with cross-gabled full dormers.
It has an asymmetrical plan, but with a roughly rectangular footprint and a concrete foundation. The roof is clad in asphalt shingles
and the exterior walls are covered in horizontal wood clapboard siding, with decorative wood shingles in the gable ends. The primary
façade faces south. The main entry is off-center, and accessed by a flight of wood steps and a full-width, shed-roofed porch with a
gable-front entry. The porch roof is supported by wood columns. An unadorned wood balustrade wraps around three sides of the
porch, and may be a modern replacement. The door consists of a side-hung wood door with a single fixed lite. To the west of the
doorway is a large picture window. In the second story, there is a pair of one-over-one-lite double-hung windows in the projecting
gable-front and, to the west, a single one-over-one-lite window. In the apex of the gable in the upper half story is a one-over-one-lite
window flanked by smaller single-lite windows. The gable apex is also adorned with wood shingles, including waved and starburst
patterns.
The west elevation of the house overlooks a paved driveway, which extends north from W Lamme Street and is shared with the
adjacent property. The elevation shows two basement lites and a series of one-over-one-lite windows on the first and second stories. In
the upper half story, a gabled full dormer contains a bank of three windows identical to those on the primary façade, with the same
patterned shingles surrounding.
The east elevation also contains basement openings consisting of two-lite sliding windows. There are three square windows on the
first story, two one-over-one-lite windows on the second story, and a one-over-one-lite window between the first and second stories,
indicating the presence of a stairway on the interior. The upper half story has a full wall dormer with three windows, identical to the
gables on the south and west elevations. At the south end of the east elevation is a covered cellar entrance. The north (rear) of the
house was not visible from the public ROW.
The second feature on the property is a detached garage located to the north. Property records indicate that it was built in the 1930s.
The garage is a single-stall wood-framed garage with a gable-front roof. The gable roof is covered in asphalt shingles and the exterior
walls are clad in what appears to be horizontal drop siding. The vehicle entry is slightly west of center and consists of a paneled
canopy door, with a row of fixed lites across the top. A basketball hoop and a satellite dish are mounted to the apex of the gable on the
south elevation. No other views were gained from the public ROW.
The site was first recorded in August, 1984 by James R. McDonald Architects. At that time, the property was considered to retain its
historic integrity and was recommended a “neutral element within a potential historic district.” This site is in excellent condition
overall and retains sufficient integrity to convey historic character. In comparison to houses of similar age and style in the immediate
vicinity, this particular property is a strong representative example of its type.

HISTORY OF PROPERTY
Prior to construction of the house at 603 W Lamme St, this property was part of William H. Tracy’s extensive land holdings. He
purchased this property from the United States on June 15, 1872 and included it in platting Tracy’s 3rd Addition on May 16, 1883.
Samuel F. Sparr purchased the property in 1892. Samuel Floyd Sparr was born in Virginia in 1862. He married Susie May Clark in
1888. Susie died in 1901, and around that time, Samuel was a resident of Carbon County, MT (Findagrave.com 2010). He remarried,
this time to Myrtle (Davis) Sparr. She was born in Kansas in 1879. The two filed their marriage license in Red Lodge, Montana in
1905 (Ancestry.com 2017a). It is unclear if the Sparrs were responsible for the construction of this house, or if they ever occupied it. It
is possible it was built by the subsequent owner of the property, Frank C. Hammond.
In 1907, Frank C. Hammond purchased the Sparr property in Bozeman. He owned the property only briefly. He sold it on March 9,
1910, to Edward J. Hines. Edward J. Hines was born on January 07, 1861 in Garyowen, Iowa. He came to Bozeman in approximately
1909 and became a prominent real estate agent. He died in July 1940. His wife, Clara Hines was born on September 25, 1870 in
Melrose, IA to John and Cornilia Knowles. Edward Hines and Clara Knowles were married on November 25, 1891 in Wright, IA
(Ancestry.com 2014). Clara died on January 22, 1953 in Bozeman, MT. Edward and Clara are buried together in Sunset Hills
Cemetery in Bozeman, MT (Findagrave.com 2004).
Edward and Clara Hines sold the property to Barnard Copping Jr. on March 16, 1922. Barnard Copping was born in Dunstable,
Massachusetts to Bernard Sr. and Core E. (Lyons) Copping on August 22, 1882 (Ancestry.com, 2017b). He came to Montana in 1907
with the engineering department of the Milwaukee Railroad. In 1908, he began work with the Independent Telephone Company in
Butte, MT. On September 6, 1911, Bernard Copping married Lila Cobban; they moved to Bozeman shortly after their marriage.
Bernard became manager for the Home Telephone Company. He was later employed by the Montana Power Company. After seven
years with Montana Power, Bernard opened an office as a public accountant and continued this work until his death (The Great Falls
Tribune 15 Oct 1924). Lila Mirium (Cobban) Copping was born in Luverne, MN on June 8, 1888. Bernard Copping died on October
14, 1924 at the age of 42 years old. Lila succeeded Bernard in death, one month later on November 25, 1924 at the age of 36. Lila died
giving birth to her daughter, Margery Lila Copping (Findagrave.com 2004). After the death of Bernard, the property went to the
Pioneer Building and Loan Association on November 10, 1924. The Pioneer Building and Loan Association sold the property to
Everett Brown on March 20, 1925.
Everett and his wife Florence G. Brown lived in the house from approximately 1925 to 1936. Everett Brown was born September 1,
1890 in Bozeman, MT to Joseph Nelson and Aramantha (McQuillen) Brown. He worked as a road contractor in Bozeman. On
February 27, 1915, Everett and Florence Madden married in Merrill, MT. At the time of their marriage, Florence was living in
Columbus, MT (Ancestry.com 2017a). Florence Gladys (Madden) Brown was born in Sumner, IA on January 12, 1892 to Edward
Waldo Madden and Nettie Gertrude McCormack Bartley Madden.
Florence and Everett Brown divorced on November 30, 1934 (Ancestry.com 2016). Everett Brown died on November 13, 1937 of a
gunshot wound when he was removing the gun from his car and it discharged into his chest. He had been on his way back to Bozeman
from Big Fork, MT where he had a road construction contract. The coroner deemed his death accidental and no inquest was held (The
Great Falls Tribune 1937). Everett is buried in Sunset Hills Cemetery in Bozeman, MT. Florence Brown died in 1977 and is buried in
Sunset Hills Cemetery in Bozeman, MT.
On June 4, 1936, Everett and Florence Brown sold the property to Dexter E. and Ellen Moser. Dexter E. Moser was born in Humbolt,
Kansas on January 4, 1884 to Herman and Edith (Beaver) Moser. Dexter came to Montana in 1887. While living in Montana, he
served several terms as Justice of the Peace, was secretary of the Bozeman Chamber of Commerce, and was employed at various
times by the Mountain States Telephone Co., Milwaukee and Northern Pacific Railways. In 1918, he worked as a cashier for the
Gallatin Valley Railway. Dexter Moser and Ellen Lower married on April 12, 1906 (Butte Miner, 13 April 1906). Dexter Moser died
January 4, 1946, and Ellen Moser died in 1972. Ellen and Dexter are buried together in Sunset Hills Cemetery in Bozeman, MT.
Various people owned the residence after Ellen Moser sold the property in October 1958. As of 2019, the property is owned by David
A. and Sarah C. P. Loen.

STATEMENT OF SIGNIFICANCE
The property was first recorded in 1984 by James R. McDonald Architects. At that time, the property was recommended a “neutral
element within a potential historic district.” Very few changes appear to have been made to the property since it was first recorded.
The original wood windows have been replaced with metal or vinyl sash, affecting integrity of materials to some extent. However, the
original openings remain intact and the one-over-one-lite style of window chosen to replace the originals is sensitive to the building’s
historic appearance.
Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or
State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been
evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site
is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district
composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey its historic association with the
Civic Phase of Bozeman’s development, which saw growing variety and refinement of residential architectural styles (RTI 2008).
Metcalf recommends further research be conducted regarding Bozeman’s Tracy’s 3rd Addition in order to evaluate district potential.

INTEGRITY (location, design, setting, materials, workmanship, feeling, association)
This site is in excellent condition, overall. It retains most aspects of integrity. Integrity of materials has been affected by the
replacement of a majority of original windows; however, the replacement windows bare resemblance to the original one-over-one-lite
double-hung sash. No other major alterations have been made to the house. Metcalf finds the site retains sufficient integrity to convey
historic character.
