Engineering Comments
1. The location of the transformer should be confirmed with Northwestern Energy. The
location is too close to the sewer service line and cleanout and cannot be located
parallel to the gas service line.
Acknowledged, the locations of the transformers and utility lines have been
relocated.
2. Include both lots on the civil sheets.
Acknowledged, both lots are shown on the civil site plan sheet. However, the adjacent
property to the east is being designed and built by a different developer. Coordination
between engineers for both lots has and is being done to insure sites will mesh. Both lots
are not shown on the Site Z grading plan to provide more enlarged detail.
3. Show the existing property line between the two lots on the Civil Site Plan.

4. Review the grading plan spot elevations to verify drainage paths. Note the drainage
swale uphill slopes on the south and west side of the building from the SW corner to
the sidewalk trench drains.
The grading plan has been modified to accurately show detailed drainage paths
5. Engineering recommends aligning the drive approach west of the trash enclosure with
the approach to the north of the trash enclosure to reduce left turn conflicts and
provide a safer and more cohesive overall design.
We have reviewed the possible relocation of the trash enclosure to align the accesses
in the parking lot. The client does not want the trash enclosure directly adjacent to
the building. We were also unable to find in the UDC that parking accesses are
required to align in a parking lot. We did review the traffic left turn movements on to
the driveway and concluded that at the speeds and the site distance associated, the
current configuration is adequate. Through our experience with other parking lots in
the Bozeman Gateway the current configuration allows for traffic calming in the
parking lot and onto the driveway. Plus the location of the trash enclosure allows the
ease for waste management.
6. The applicant must provide an estimate of peak-hour sanitary sewer demand from the
proposed project. There may be a downstream sanitary sewer constriction the
applicant should be aware of. Contact Anna Russell ( arussell@bozeman.net ) prior to
Site Plan submittal for further information.
A peak hour sanitary sewer demand is included with the site plan application in
Section C.
Advisory Comments
7. See attached pdf showing mechanical room sizes based on pipe size lay lengths. Include
the dimensions of room on the Utility plan with the Site Plan application.

8. Bozeman Municipal Code (BMC) 38.540.020.F. A drainage plan is required for the
additional hardscaping area.
A drainage plan is provided with this site plan application.
9. BMC (Bozeman Municipal Code) 38.540.020.M. Adequate snow storage will need to
be provided on site.
A snow storage analysis is provided in Section F, Appendices, C., Snow Storage
Analysis.
10. The site is known to have high groundwater. No basement will be allowed. Consider a
dewatering plan for utility installation.

11. The Engineer has not provided sufficient information regarding onsite post-
construction stormwater Best Management Practices (BMPs). The Stormwater Division
encourages the Engineer to review the Montana Post-Construction Storm Water BMP
Design Guidance Manual (Manual) available at www.bozeman.net/stormwater. The
Manual provides detailed information regarding innovative, space-saving, and
aesthetically pleasing industry-standard practices capable of meeting the City’s
stormwater runoff and treatment requirements, including bioretention, permeable
pavement/pavers, extended detention, and infiltration basins. Please contact the City’s

A detailed Storm Water Grading and Drainage Plan that addresses Best Management
Practices for onsite post-construction storm water located in Section F, Appendices
A., Storm Water Design Report.
12. The applicant must contact Brian Heaston with the City Engineering Department to
obtain a determination of cash-in-lieu (CIL) of water rights if not already paid. Payment
will be required prior to Site Plan approval.
The applicant has provided the cash-in-lieu (CIL) payment to the City of Bozeman as
shown in Section D.
13. If not completed already, the applicant will need to make arrangements with the City
Engineer’s Office (Bill Stezner) to provide an address for the project.
The address has been provided by Bill Stezner and is 1160 South 29 th Avenue.
14. If not already filed for the subject site, the applicant will need to provide and file with
the County Clerk and Recorder's office executed Waivers of Right to Protest Creation of
Special Improvement Districts (SID’s) for the following:
a. Street improvements to Garfield Street including paving, curb/gutter, sidewalk,
and storm drainage
The document filed must specify that in the event an SID is not utilized for the
completion of these improvements, the developer agrees to participate in an alternate
financing method for the completion of said improvements on a fair share,
proportionate basis as determined by square footage of property, taxable valuation of
the property, traffic contribution from the development, or a combination thereof. The
applicant must provide a copy of the filed SID waiver prior to Site Plan approval.
A copy of the filed SID waiver is included in Section C of the site plan application.
