SITE PLAN APPLICATION NARRATIVE
Site Z: Bozeman Gateway
The following narrative is for a Site Plan Application with responses from
the conceptual review comments for a commercial shell building located
in the Bozeman Gateway. The main use of the building is an office
building. The entire second level of the building along with a portion of
the main level will be occupied by one tenant. The remaining main level
square footage labeled as lease space will remain unfished for future
development. There will be no need for a grease interceptor for the
building, because there are no plans for the remaining lease space to
become a restaurant. The main level restroom meets ADA, as well as, the
required amount of 2 out of the 4 upper level restrooms.
The South and West elevations along W. Garfield and S. 29th fall under a
mixed-use block frontage. We have designed the both block frontages to
fall under the Mixed Landscaped Standards. The building sections
demonstrate all primary entrances having 3’ or more of weather
protection.
The South and West elevation have not created blank wall conditions. The
longest horizontal length with no wall treatment on the west elevation is
13’-7”and on the south elevation is 14’-6” before a door or window. The
13’-7” of stone wall material on the west elevation is where utilities (gas,
water, electrical, etc.) are meeting the building. The landscaping plan
illustrates a combination of shrubs and tall grasses to screen the West
wall and utilities. To mitigate the blank wall on the East elevation we will
install a public bench with tall plantings behind to enhance the pedestrian
sidewalk experience. We would like a to request a departure for the blank
wall on the north elevation. We have designed the Northeast corner of the
building to act as a strong solid base for the glass cantilever above and
installing windows below would take away from the initial building
concept and visual strength of the base. We believe installing display
windows for signage on this corner of the building is an inappropriate
design decision based on the overall design concept for the building
because display windows do not show up in any other areas of the
design.
The Northeast facades will be treated with a combination of wayfinding
signage, a bench, and planting beds on the North and East facades. We
believe the combination of these three elements incorporated in the
pedestrian circulation at the Northeast corner, establishes visual interest
at a pedestrian scale.
