The property at 416 N. 7th Avenue consists of a single historic architectural feature: a single-story building built in 1944. It has
characteristics tying it to the Minimal Traditional style, associated with early mid-century residential developments. The wood-framed
structure, once a single family dwelling, has long since been converted to commercial use. The building has a rectangular footprint
with a concrete foundation. It has a front-gabled roof with a nested-gable entry on the primary façade. The roof is covered in asphalt
shingles. The exterior of the structure is clad with wide horizontal wood siding. The gable apex is clad with sheets of plywood particle
board, oriented vertically. The original windows have been replaced with modern metal sash windows, but the original openings are
intact. The poured-concrete foundation has regularly spaced basement windows, and both front and rear entries are above-grade.
The primary façade is west facing, with the above-grade entry accessed via concrete steps. The entry door is centered in the gable
front, and two one-over-one lite modern sash windows are set on the south end of the façade. The nested entry has a one-over-one lite
sash window set in the north-facing elevation. Another identical window is in the west façade of the main block of the building, just
back from the entry projection, and a vent is set in the west façade gable peak.
The north elevation has three windows regularly spaced along the exterior- two one-over-one sash windows with a smaller one-over-
one lite window in between, and three basement windows centered beneath in the foundation.
A paved parking lot is to the east, with an ADA-compliant access to an entry on the east or rear elevation. The entry is above-grade
and within a nested gable. There are two windows adjacent to the rear entry, one is a small three-lite window, and the other is a one-
over-one-lite operable window. On the north side of the nested gable is a one-over-one lite sash window. South of the nested gable is a
one-over-one sash window. The ADA access is created with an elaborate ramp with horizontal wood sides and metal railings.
The south elevation has two pairs of one-over-one-lite sash windows in the west part of the façade, and two smaller windows, one a
one-over-one lite sash window, the other obscured by a mature tree. Basement windows set in the concrete foundation are centered
beneath the upstairs windows.
The property is in excellent condition. The site has not been previously recorded and Metcalf finds that, despite alterations to the
property such as the ADA-access on the rear of the building, it retains sufficient integrity to convey historic character.

HISTORY OF PROPERTY
Prior to construction of this house, the property was originally purchased and owned by William Beall (Phillips 2016). It was platted
as the Violett Addition by Lena E. Border, Harvey E. Murdock, and Ina I. Murdock on May 12, 1941 (Table 1).
Lena Border was born on September 6, 1873 to Sam and Mary Bostwick near Springhill, MT. On August 12, 1883, Lena married
Henry Border and they lived on a farm outside of Bozeman for ten years, after which they moved into Bozeman where they lived until
Henry’s death in 1929. Lena Border was a member of the Bozeman Rebekah Lodge. (Bozeman Daily Chronicle 1941) After the death
of her husband, Lena lived with her daughter, Dr. Leila Fishleigh, in Portland OR. Lena died in August 1941 and was buried next to
Henry in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004). Harvey Murdock was born in Ohio, and Ina (Brown)
Murdock was born in South Dakota. The couple was married in 1907 and came to Montana in 1914. Harvey taught at Montana State
College (MSC) - which became Montana State University in 1965 - from 1914 until he retired in 1943. Harvey died in July 1956 (The
Billings Gazette, 18 July 1956) and Ina died in 1972. They were buried together in Sunset Hills Cemetery in Bozeman, MT
(Findagrave.com 2004).
In approximately 1944, a residential building was constructed on the property and was occupied by a variety of residents until 1975. In
1976, the house was vacant. In 1977, the house was transformed into a commercial office and used by Helen Johnson Real Estate.
Helen (Chaffin) Johnson was born on June 2, 1905 in Corvallis, Montana. She attended the University of Montana and received a
degree in institutional management in 1927. She worked as a welfare case worker and home economist for the U.S. Department of
Agriculture. She taught school in communities in Montana, including Belgrade and Bozeman, after settling in Bozeman. She, along
with her husband Melvin, owned and operated a photo and gift shop in Bozeman for fifteen years. She was a GOP delegate. She also
served on the Electoral College for the Republican Party, going to Washington D.C. three times to cast her vote. She owned and
operated Helen Johnson Real Estate from 1977 to 1998. (The Great Falls Tribune 7 Aug 1988) She died on June 2, 2000. She is buried
in Sunset Hills Cemetery with her husband Melvin Johnson (Findagrave.com 2004).
In 1999, Bozeman Insurance Center Life Insurance became the occupant of the building and there have been a variety of commercial
occupants since that time.
On April 1, 1996, Kelly and Cynthia Barbao purchased the building from Helen Johnson. The Barbaos sold the property to BCE LLC
on February 14, 2006; it was sold to Aequum LLC on January 18, 2017. Aequum LLC is the current owner of the property as of 2019.

STATEMENT OF SIGNIFICANCE
The property has not been previously surveyed. It is in excellent condition overall, and Metcalf finds that it retains sufficient integrity
to convey historic character.
Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or
State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been
evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site
is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district
composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey its association with the
Nationalization Phase of Bozeman’s development (RTI 2008). It is representative of the earliest expressions of what is now
considered Minimal Traditional housing, as it was seen throughout central Bozeman. Metcalf recommends further research be
conducted regarding Bozeman’s 1941 Violett Addition in order to evaluate district potential.

INTEGRITY (location, design, setting, materials, workmanship, feeling, association)
This site is in excellent condition, but has been converted from its original use as a residence and functions as a commercial property.
Remodeling, including replacement of windows and the erection of an ADA-compliant ramp at the rear of the property has affected
the integrity of materials and design. However, character-defining elements such as the nested-gable entry and paired window
openings remain intact. Sufficient integrity remains to convey historic character as a single-family dwelling from the early mid-
century.
