As residents/owners of 5 West Mendenhall we are writing to express our consternation and are requesting mitigation be undertaken to address our concerns with the Etha Hotel. Per: CONDITIONAL APPROVAL OF ARMORY HOTEL MODIFICATION TO APPROVED PLAN, APPLICATION NO. 19410 REGARDING: 1) Deviation from original Ballroom function 2) Relocation of mechanical equipment farm and pool 3) Esthetics (exterior, interior and lighting) 4) Additional ninth floor While we understand construction adjustments can be necessary when an at-scale project is under execution, we find the variances from approval in 1-4 above to be far in exceedance of “adaptive modifications” to the approved plan. We have received numerous complaints about these deviations and request that the City of Bozeman address each of them and require mitigation such that the noise, excess and irritating lighting, impact on viewshed (violated by addition of 9th floor) and aesthetically displeasing mechanical elements on the exterior be required by the Etha owners and managers. While we support the general direction of increasing density and mixed-used, higher statured buildings around the downtown core, we find the violations cited above are well beyond “adaptive” and are fundamentally at odds with the City’s approval. We look forward to realizing a remedy to this breech of public trust through effective mitigation measures required before occupancy of the Etha is granted by the City.
