NOTICE OF A
MODIFICATION TO APPROVED PLAN APPLICATION
This application is to be evaluated against the criteria of Section 38.430.040.3.d.1 of the Bozeman
Unified Development Code (UDC) for a minor change to an approved PUD, and other associated UDC
standards. The public may comment in writing regarding compliance of this application with the
required criteria. Comments should identify the specific criteria of concern along with facts in
support of the comment. Per 38.250.070.B, BMC, issues not raised during public comment period may
not be raised on appeal. During the notice period the City will continue review for compliance with
applicable regulations.

Project Name: Cottonwood & Ida Final PUD Modification Application: 20029
Summary: A modification to an approved Planned Unit Development (PUD) for a mixed use
residential/commercial development located at Cottonwood St, and Ida Ave. (Project 19174). The
PUD minor modification is for multiple changes in the development program including, but not
limited to, the reduction in dwelling unit numbers from 92 to 73, a reduction in residential parking
spaces from 118 to 105, an increase in commercial parking from 73 to 83 spaces, a change in
dwelling unit sizes, a change in residential open space types, a re-naming of the 6 buildings and re-
location of uses within the Site. Seven affordable dwelling units would remain, and PUD
Performance Points would increase from 60 to 65.

and 720 N. Ida Ave.
Legal Description: Lots 5-16, Block 106 including a vacated alley and Lots 17-28, Block 105
including a vacated alley in the Northern Pacific Addition subdivision, City of Bozeman, Gallatin
County, MT.
