The building is a commercial structure built in 1976. It was formerly Sunrise Heating and Cooling but, at the time of survey, was vacant with a for-lease sign on the premises. The building is wood-framed and 1.5 stories. The plan shape is rectangular and it stands on a concrete foundation. The building has a side-gabled roof covered in corrugated sheet metal. The exterior walls are also clad in sheet metal—both corrugated and standing-seam steel siding. The primary entrance is located on the south end of the west façade, beneath a shed-roofed awning. The entry is an at-grade steel paneled door with a fixed lite. Surrounding the entry, the siding is corrugated metal, painted dark grey, with a faux stone veneer along the base of the wall. There are four additional entrances on the west façade: two standard doors and two sectional garage bay doors. The garage bay doors are both sheltered by gabled awnings. Window openings consist of sliding metal windows with faux six-lite dividers. The south elevation has an entrance in the upper story, centered on the gable end and accessed by an exterior wooden staircase that spans the west half of the elevation. To the east and west of the doorway are paired sliding windows with fiberglass awnings. Directly above the doorway, within the apex of the gable roof, there is an additional two-lite sliding window. A sliding window and one-over-one-lite double-hung window are on the first story of the south elevation. Small, sliding windows are spaced across the east elevation, which faces an unpaved lot. The north gable end has similar small, sliding windows. The building is well-kept and in excellent condition. It has been recently remodeled. The exterior finishes including the dark grey corrugated metal around the primary entrance and the faux stone veneer are not original. Neither are the gabled and shed-roofed awnings over the openings. These stylistic embellishments are inconsistent with the original aesthetic of the building, which was unadorned and utilitarian in its appearance. The City’s property records indicate that the building was constructed in 1976, chain link fence was installed in 2000, and the asphalt parking area was paved in 2006. The property formerly served as a commercial space for Sunrise Heating and Cooling, but was vacant at the time of survey, with a “for lease” sign on the premise. This property has not reached the fifty year threshold for consideration as a historic property. While the site has not yet reached the fifty year threshold for consideration as a historic property, Metcalf finds the recent exterior remodeling would affect its integrity of materials, design, and feeling to some extent. The site is not eligible at this time, with no known historic associations under Criterion A, B, C, or D. Metcalf recommends that the site be re-evaluated at a future date. These changes include the installation of modern windows, the application of modern exterior siding materials such as faux stone veneer, and the erection of large gabled and shed-roofed awnings across the primary façade. Integrity of location, workmanship, and association remain intact.
